Planning Permission vs Building Regulations: What’s the Difference?

It’s a fairly common question and it’s easy to see why the two often get confused.

Planning permission is all about how your project looks and fits into the surrounding area. It considers the external appearance, the impact on neighbours, and the local environment. You’ll usually need it if you’re making major changes to the structure or appearance of your property for example, adding an extension or building something new on your land, and this will need to be applied for.

Building regulations, on the other hand, are about how your project is built. They set the standards for safety, structure, insulation, ventilation, fire protection, and more. Even if your project doesn’t need planning permission, it will almost always need to comply with building regulations.

In short:

Building regulations = the safety and quality of construction.

Project Complete: Camphill Estate

We’ve recently completed a fantastic series of refurbishment and remodelling works at Camphill Devon, an inspiring, fully operational learning and accommodation environment that supports adults with learning disabilities.

Our work included:

• Ramped access and new entrances to improve wheelchair accessibility

• New slate roofing, thermal upgrades, Cedral cladding, and double glazing

• External redecoration across key estate buildings

• A new detached co-worker accommodation building

• Refurbishment and extension of the Land Barn, including a new bridge structure

Working within a live and sensitive environment required meticulous planning and logistics, ensuring every step was taken to guarantee the safety and comfort of residents and staff.

It’s been an absolute pleasure collaborating with the Camphill team. A bittersweet goodbye, as we know these changes will make a massive difference in enhancing accessibility, comfort, and quality of life for everyone on site.

We’re excited to get started on a full refurbishment of this charming mid-terrace property just a short walk from Exeter city centre!

Over the next 12 weeks, we’ll be:

• Repointing and replacing roof coverings
• Installing a brand new kitchen & bathroom
• Opening up internal spaces with knock-throughs
• Completing a full rewire
• Installing a new heating system
• Redecorating throughout
