Another snag completed on Friday, customer’s legal completion was 18 months ago 78 snags picked up on the inspection, The builder has 30 days to complete all snags, customers that have bought new build homes can have a professional snag inspection completed up to 2 years from legal completion and within the builders warranty and they have to complete the survey within 30 working days give and take regarding access arrangements by the customer.

The best time to get a professional snag completed is the same day as legal completion or that weekend before all the furniture is moved in.

I’ve completed another professional new build snag today on a 3 bedroom semi detached property in Leicester, 158 snags reported far to many for a brand new home and this was a well established 5 star volume building company, the customer deserves to move into a home with no more than 10 small snags when they are spending so much money, and a dream for most people.

I’m professionally snagging customers new homes and on average I’m picking up over 200 defects per home 4 & 5 bedrooms, these company’s are well known 5 star volume builders, although no structural concerns which is good, all cosmetic repairs from removing dormer plasterboard cheeks as well out of tolerance, leaks under
kitchen base units where wastes & appliances not fitted correctly, the final cleans are shocking in 1 property it was that bad I couldn’t inspect any glazing units, painting and decorating being the most populated on my inspections, Lead work flashing not smooth or dressed correctly, turfing not level and consistent, wind bracing rotten in the garage ETC.
