5 WEEKS IN.

🔸Structural steel installed to disperse the new load of the loft.
🔸Loft floor joists and sound insulation installed.
🔸New sub floor glued and screwed down.
🔸New roof rafters and insulation fitted.
🔸Second floor hallway opened up and bedroom dividing wall plastered.
🔸1st fix electrical and central heating installed ready for commissioning.
🔸New bedroom and office Velux fitted.

This summer we converted a garage shell into an annex space with kitchen and bathroom.

~ Fully insulated to current building standards. 🌡️🔥

~ Plastered throughout.

~ New kitchen and bathroom installed.

~ New laminate and tiled flooring. 🪵

~ Replacement of exterior staircase to access storage space.

~ Relocating 🪟 and 🚪 making good with matching 🧱.

Completion.

This refine garden space nestled at the bottom of the garden offers a kitchen and bathroom as well as a large open space.

Lots of natural light with solar powered sun shades. Natural slate roof and Western Red Cedar cladding. Aluminium doors doors allow you to open the space up to the garden.

In the final stages of the garden office build.

✅ Western red Cedar cladding being fitted to the exterior of the building.

✅ Round window trimmed internally and externally.

✅ LVT flooring laid throughout the building on the under floor heated screed.

✅ Kitchen fitted ready for last trims and stone worktop.

✅ Bathroom shower, toilet and sink unit fitted and plumbed in. Shower tiled.

✅ Got water system installed and commissioned, producing plenty of in demand hot water.

✅ Under flooring heating System installed and awaiting commissioning.

✅ Electrics tested and commissioned with new consumer unit. Last few light fittings to install.

✅ Internal doors, skirting & architrave fitted.

GARDEN BUILDING PROGRESS.

✅ - Slate roof and conservation Velux roof windows all fitted. Making g the building water tight.
✅ - The main room is fully insulated and plastered ready for skirting board and flooring.
✅ - The kitchen and bathroom insulated and plasterboarded ready for cabinetry.
✅ - Shower tray plumbed in and large format tiles slid in the shower.
✅ - how water tank cupboard created ready for plumbing.

Making good progress on making this project water tight. All the Conservation Velux are fitted and slate work begins on the roof.

Narrow profile aluminium bifold and single doors and a lovely little round 🪟 catching the evening 🌞. colour matched wooden fascia and verge boards.

Screed floor laid encapsulating the zoned under floor heating. Great weather to help it dry out.

Last stages of insulation making this building incredibly thermally efficient.

The roof structure begins. The wooden Glulam from Read Brothers is fixed in position. Rafters positioned to accommodate the 6 large heritage Velux rooflights. Roof baton and breather membrane fitted ready for the slate roofing.
1st fixing electrical and data works completed ready for the insulation. Treated & painted wooden fascia and barge boards fitted.

Our new project is under way. It started with a 50m drainage run through the garden. Carefully digging a trench to accommodate services for a new garden room and office.

The garden is bouncing back as we poured the concrete and laid the bricks to define the footprint of the new building. The timber frame walls swiftly followed. Now the gluLam timber ridge is in place we can make a start building the roof structure.
