A common mistake is confusing market value with rebuild value.
Your buildings insurance should be based on the cost to rebuild the property, not the price you paid for it.
Rebuild cost includes things like:
• Materials
• Labour
• Debris removal
• Professional fees
Land value and property demand are not part of the rebuild calculation.

There it is. The magic word. Cheaper.

It’s a gas appliance throwing fault codes and making noises, not a squeaky cupboard door. You either want it done properly by a Gas Safe engineer who knows what he’s doing, or you want the cheapest bloke off Facebook having a fiddle with your combustion chamber.

Strip-down service isn’t a £60 cash job. It’s time, parts, analyser checks, seals, knowledge. Cheap and gas don’t belong in the same sentence.

Some serious NECK asking for budget rates on something that can literally blow your house sideways.

This boiler is maintained by us on a yearly bases, the customer gets a yearly reminder text and email 1 month before the service is due with a easy to use booking link, they don’t even need to speak to us on the phone.
While there on a yearly service we do:

🟢 Pressure vessel recharge (this prevents a host of potential problems such as pressure loss)

🟢 Condense trap clean (Stops it blocking preventing flame failure)

🟢 Gas rate (checks you’re not using too much gas helping save you money and for safety)

🟢 Gas analyser check (to make sure your readings are within manufacturers instructions)

🟢 Vacuum inside of case and clean (a clean boiler is a healthy boiler)

🟢 Inhibitor test and top up if required (low or no inhibitor is what causes your radiators to sludge)

This is what’s included on a yearly boiler service but most boilers require a 5th year stripdown service which we document and advice our customers to do.

This is the same as above but we strip the boiler down and pressure wash any carbon that has built over the 5 years, we also charge any gaskets which are dependant on the boiler brand.

This is very important as the carbon can cause the flame to concentrate all of its heat onto one part of the heat exchanger eating through the wall of it causing failure.

Depending on age this could be an uneconomical repair and a new boiler required. Prevention is what we’re trying to achieve here.

Asked Tommy to come out for a problem with boiler cutting out. He came right on time and told me he was en route. He worked very quickly to find the problem. Cleaned the system and now back up and running all in under an hour! Fantastic work. Quick efficient and friendly. I need a power flush but after seeing Tommy work today I will be booking him to do that as soon as he can do it. Old system never been cleaned so his advice is good.
