Project Start – Full Refurbishment for Landlord Client (Oxford)

We’ve recently started works on this property in Oxford, bringing it back up to standard after 8 years of heavy tenant wear and neglect.

As you can see from the before condition, the property has suffered significant deterioration throughout — from tired kitchens and worn flooring to general damage and outdated finishes. This is a full strip-out and reset, not just a cosmetic refresh.

🔧 Scope of works includes:

✔️ Full internal strip-out and clearance
✔️ Replacement kitchen and reconfigured layout
✔️ Bathroom upgrade to modern standards
✔️ New heating system and upgraded services
✔️ Full redecoration and flooring throughout
✔️ Repairs to damaged walls, ceilings, and joinery
✔️ Staircase improvements to meet safety and modern requirements

This type of project is about more than just appearance — it’s about restoring the property to a safe, compliant, and lettable standard while increasing long-term value for the landlord.

Full Property Transformation Underway 🔨 – Major Progress Update

This full top-to-bottom refurbishment is moving forward at pace, with significant structural and first fix works now well underway on site.

Over the past phase, we’ve focused on the core infrastructure of the property — setting the foundations for a complete transformation in both layout and performance.

🔧 Key progress to date:

✔️ Full first fix plumbing completed
✔️ Brand new central heating system installed
✔️ First fix electrics nearing completion
✔️ Structural alterations carried out with walls removed to open up the layout
✔️ New internal walls formed, boarded, and ready for the next stage
✔️ Groundworks underway with trench excavation for SGN to relocate the gas meter externally

This stage is critical — it’s where the property is completely re-engineered behind the scenes. From heating and electrics to structural layout, everything is being upgraded to modern standards before we move into the visible finishes.

🚧 What’s next:

• Removal of the remaining internal kitchen wall to fully open up the space
• Installation of a brand new, modern staircase — improving both flow and safety while becoming a key feature within the home

The transformation is now really taking shape. What started as a dated and inefficient layout is being completely reimagined into a modern, functional living space designed for long-term performance and everyday living.

roject Update – External Rendering & Decoration Underway (Oxford)

Following our previous update, we’re now moving into the next phase of this Oxford property transformation — with external decoration officially underway after a full 4-week curing period.

The newly applied render has now been given the correct time to fully dry and stabilise, ensuring a strong, long-lasting finish. With this critical stage complete, our team has begun the external painting and finishing works to bring the property to life.

✔️ Existing failing render removed and substrate prepared
✔️ New render system applied and cured over 4 weeks
✔️ Scaffolding installed for full access (GB Scaffolding Ltd)
✔️ External decoration now in progress

This drying period is essential — rushing this stage can compromise the final finish, so taking the time to do it properly ensures durability, appearance, and long-term performance.

The transformation is really starting to show now, and we’re looking forward to revealing the finished result — including the upgraded entrance with a new porch and front door.

We’re now nearing completion of this 95m² floor levelling project in Oxford, delivered on behalf of another contractor across both ground and first floors.

Working over a pre-installed underfloor heating system, our role has been to achieve a precise, consistent level throughout — creating the perfect base for the final floor finishes, with tiling due to commence shortly.

R&S Property Maintenance Services Ltd recently attended a site in Brighton on behalf of our commercial partners Waitrose & John Lewis to assess structural damage to an external wall.

Following inspection, we identified:

✔️ Impact damage compromising structural integrity
✔️ Areas requiring careful dismantling and rebuild

Our role at this stage is to carry out a detailed assessment and provide a practical, long-term repair solution, ensuring the structure is made safe and reinstated to the required standard.

We were recently appointed by another contractor to deliver the latex floor levelling phase on a project in Oxford, covering approximately 95m² across both ground and first floors.

Working over a pre-installed underfloor heating system, our role was to ensure the floor was brought to a precise, consistent level, providing the ideal base for the final floor finishes. new floor tiles will start to be laid next week.

A full structural floor replacement and internal refurbishment completed to a high standard in Oxford.

This project began with the identification of significant subfloor failure, including moisture damage, inadequate ventilation, and compromised timber joists. A full strip-out was required to properly assess and rectify the underlying issues — not just cover them.

Our scope of works included:
• Complete removal of defective floor structure and contaminated materials
• Investigation and preparation of subfloor, ensuring suitable bearing and conditions
• Installation of new treated structural joists, correctly spaced and supported
• Integration and protection of existing services, with improved routing where required
• Installation of a solid timber floor finish, delivering both durability and a high-quality aesthetic
• Associated making-good works to walls and finishes

Particular attention was given to ventilation, load distribution, and long-term performance — ensuring the new structure is compliant, stable, and built to last.

The end result is a level, dry, and structurally sound floor, paired with a clean, modern finish that significantly enhances both the usability and value of the space.
