It’s been a truly foundational period for us, as we’ve welcomed new clients and are now delighted to share that we are moving forward with a project in York for Mahima and Adhaar.
The project is called “Maya”—a name rich with meaning in India, symbolising illusion, creation, and divine energy. For Mahima and Adhaar, it represents the dream of building not just a house, but a sanctuary for their family and future.
Set within the beautiful surroundings of York, this project is the culmination of years of vision and planning. We’ve appointed a trusted local contractor with a strong reputation and, after reviewing their recent projects, we’re confident we have the right team in place. The contract is due to be finalised later this week, marking an exciting milestone.

We’re thrilled to have this project watertight and right on schedule for our client to move in and celebrate Christmas in their brand-new home! 🎄🏡✨

Exeter Project Update 🚧

Great to see real progress on site after a delay caused by the designer. Because we had a strong contract in place, our client has been fully protected from additional costs — and we’re now set to complete the build comfortably within budget.

This is a perfect example of why it pays to have experienced professionals on board. Too many self-builders try to go it alone and end up delayed, over budget, and overwhelmed. There’s no shame in asking for help — in fact, it’s the smartest thing you can do if you want a smooth, successful build.

Over the past month, we’ve been working closely with a client to value engineer their project after the original designer introduced features that looked great on paper but didn’t align with the budget.

✅ Saved £4,500 by simplifying over-detailed brickwork - removing the need for steel supports
✅ Reduced the cost of the roof terrace staircase by £6,000 through smarter design
✅ Removed expensive, unnecessary feature steps at the front & rear, saving another £2,000

We also carried out a full comparison between timber frame, ICF, and traditional build methods to determine the most cost-effective solution.

We’re now supporting the client in procuring all contractors for the project in York, working to prevent thousands more being wasted through poor choices or delays. Our role goes far beyond design review—we’re here to see the project through to successful delivery.

🏡 Yorkshire Self-Build: A Standout Success Story 🏡

A few years ago, we supported one of our self-build clients in delivering a beautiful four-bedroom home on an elevated plot in North Yorkshire with breathtaking views.

By strategically splitting the title of two existing homes, they created a brand-new plot—preserving the value of the original properties while adding much-needed housing to the village.

Project Highlights:

✅ Approx. £300k build cost

✅ Air source heat pump

✅ Solar panels with battery storage

✅ Underfloor heating throughout

Challenges Overcome:
🌧 After a failed percolation test, we identified a nearby natural soakaway and secured a wayleave to connect—avoiding costly redesigns.
