This week we have carried out a major central heating replacement at a property in Plymstock. The customer had an old Back boiler and fire with hot water cylinder fitted with an old SMC system.
The customer wanted us to fit a new Combi boiler and remove the BBU, cylinder, tanks in loft and replace 7 radiators in addition the radiators needed to be in different positions to the originals.

We remove the BBU and fire and aided the customer in removal of the old fireplace. The loft tanks and cylinder were removed and the pipework was adjusted and upgraded throughout the house to fit the new radiators in new positions this required a lot of floor lifting. All new radiators were fitted with Thermostatic radiator valves.

The New Boiler was fitted a Vaillant EcoFit Pure Combi and a new Gas pipe was run from the meter to the new boiler position at rear of property on the outside of building as there was a mixture of floorboards and concrete floors internally. The system was cleansed and a filter fitted to give the customer a 10 years warranty.
We fitted a pressure reducing kit and shock arrestor to the incoming mains water to the boiler to protect boiler from water meter damage. The new system was tested and inhibitor added. Pipework under the floor was insulated prior to floorboards being refitted. The boiler was fitted with a Hive Central heating control to give the customer control over their central heating at home or away.
The customer now has an efficient hot water and heating system.

Another Boiler install in Plymstock last week. We removed an Old Ideal Classic that was inefficient and on a reduced parts list. We replaced it with a New Vaillant EcoFit pure 425 heat only boiler and carried out a Powerflush of the system and installed a filter to give the Customer peace of mind and a 10 year manufacturers warranty.
The Gas pipe was upgraded and run from the meter to the boiler to allow correct flow of Gas.

We also upgraded the pipework and controls in the airing cupboard as there was a Tapstat fitted on hot water flow pipe from boiler. We fitted another zone valve and a cylinder stat to make it an S Plan to allow customer to have proper control over hot water. We rewired system and fitted a Hive Central heating and hot water control. The customer now have total control over their much more efficient heating and hot water.

We attended a customers property in Plymstock this week that has has a serious leak and rotted a large part of the bathroom. The pipe work for the Heating and the Hot and Cold water were a mixture of some copper and a majority of Plastic of different makes. All in a snakes wedding with pipes all over the place. There were also found to be at least 10 ball isolation valves on the pipework which reduced the flow through the pipework as the are narrower inside than 15mm.
The pipework was also unsupported and hang loose.
The cut ends where the plastic pipes were joined to fittings were also found to have no inserts making the joints weak and prone to comming apart and leaking.
We repiped the bathroom Heating and Hot and Cold supplies in 15 mm copper clipping the pipework to ensure it was secure. We fitted a minimal of isolation valves at the end of the pipes ready for the bathroom to be refitted by the builders in the near future. We fitted full bore isolation valves to the bath pipework in order not to reduce the flow. Heating pipework flushed with F3 and new radiators are waiting to be fitted when tilling done.

Another job that highlights the importance of regular servicing of Gas appliances by competent Gas Safe registered engineers.

Yesterday we attended a Gas Fire service in Staddiscombe. The fire is fitted to a Pre cast concrete chimney which is built into a wall and changes to a steel chimney in the loft via a spigot. The fire has been serviced before by other companies. The customer was surprised that we wanted to go to the loft to check the chimney as it had not been looked at on previous services. On inspection of the chimney in the Loft was found to be corroded and holed and the cement sealing the concrete chimney and the steel chimney had crumbled and was missing, allowing products of combustion to enter the property.

We classified the fire Immediately Dangerous, disconnected from has supply and left appropriate paperwork and labeled the Fire.

We advised replacement of steel chimney in order to continue using the Fire.

The Flue/ Chimney of all Gas appliances should be checked throughout their length from the appliance to the termination and correct functionality should be checked during visits by gas engineers carrying out landlords checks/ servicing / repairs. Failure to do so endangers Customers and could lead to prosecution of engineers in the event of any incident.

Yesterday we installed a couple of new Radiators for a Customer in Eggbuckland Road.

The Vertical rad replaced an old radiator that was hiding a double electrical socket. A nice addition to an older property with few sockets in the house.

We were contacted today by a customer who had a constant leak from their Ideal Mini C30 Combi boiler.

On inspection the boiler had a leak from the plastic return unit that connects the cold mains to the plate heat exchanger. It had pinholed and had a slight leak which occasionally turned into a spray. We replaced this unit and also replaced boilers shock arrestor which had failed we also fitted a pressure reducing valve.
Whilst there we also noticed a leak from the flue at the top of the boiler running down inside the boiler indicating a flue seal leak. The water staining was rusty and indicated it had been leaking for a while and on inspection of the flue it was found to be rotted out. A finger easily penetrated the metal outer flue. The flue was also not screwed at the joints and was easily moved and felt very insecure and poorly fitted.

We replaced the flue and seals and ensured it was screwed at the joints and totally rigid and secure

This week we have replaced an older Glowworm Ultracom CXi with a New Vaillant EcoFit Pure 830 boiler with a 10 Year warranty.

The customer had called us in with a problem with the Boiler, the boiler had ignition issues and high CO readings. The Gas valve was identified as the issue. Unfortunately it came to light that it was also having circulation and overheating issues and with the boiler being 12 to 14 years old the customer decided to replace the boiler and have peace of mind for 10 years.

The system was flushed out and inhibitor added, a Vaillant boiler protection filter fitted and also a pressure reducing valve and shock arrestor.

The customer is enjoying hot showers again

Another one of the usual suspects replaced this week. It shows the importance of an annual service of your boiler by a Gas Safe engineer.

A Worcester WB6 heat exchanger found in Worcester Greenstar junior and si models and some other models. They require a check of the burner seal on every service. The boiler illustrated had not been serviced for a couple of years and the seal has disintegrated requiring replacement of the seal.

Vertical terminals seem to be like buses today. We attended a repair in Plymstock today and on arriving at the property we noticed that the vertical flue terminal was incomplete, an At Risk situation, we also checked the flue and found that it was not clipped or secured in loft which is also At Risk. The Flue is Obsolete for this Saunier Duval boiler. Therefore cannot be repaired. A New boiler will be required.

The property had received a Gas safety inspection less than a week ago from another company and these issues were not picked up.

We turned the boiler off labelled it and left safety notification in accordance with the Gas safety regulations
