SAP Vs RDSAP, Which EPC do you need?

Since 6th April 2008 for England and Wales and 30th September 2008 for Northern Ireland, when a new dwelling is completed and is due to be signed off by Building Control (either as a newly constructed dwelling or as a conversion from a non-dwelling to a dwelling e.g. barn, chapel, mill, pub etc), it must have an On Construction SAP Calculation and an On Construction EPC.

If you have an existing property of which has an expired EPC, you will be asked to provide an up to date EPC in order to sell the property/rent the property out. This would require a Reduced Data SAP (RDSAP) and can only be produced by accredited Assessors.

Part L 2021

We’re looking at an interim change to Part L standards next year and the following metrics will now be used to ensure homes are low energy, low carbon and it is assumed by association, low cost;

•Primary Energy in the form of the dwelling and target primary energy rates

•Carbon Emissions in the form of the dwelling and target emission rates

•Fabric Energy Efficiency in the form of the dwelling and target fabric energy efficiency rate

The following minimum standards will be required for thermal elements in Part L 2021;

External Walls 0.26 w/m2k
Party Walls 0.2 w/m2k
Roofs 0.16 w/m2k
Floors 0.18 w/m2k
Windows 1.6 w/m2k
Rooflights 2.2 w/m2k

What is an SBEM and when will I be required to provide one?

A Simplified Building Energy Model (SBEM) is a similar assessment to the SAP (Standard Assessment Procedure) and is required to meet Part L2 of Building Regulations.

This complex assessment is used to calculate the energy efficiency of a non-domestic property. It calculates the monthly energy use and carbon emissions of a building based on its size, orientation, geometry, construction and systems. Complicated stuff!

SAP Calculations and Extensions.

- Will I be required to provide a SAP for my extension project?

Not all extension projects will require a SAP calculation for sign off with building control. There has been a considerable increase in the number of extension projects for houses to bring in fresh, light and airy spaces. In most cases these will exceed the 25% allowance of glazing and, as a result, will be required to provide a SAP calculation upon completion for sign off.

- Why do you need a SAP calculation to extend your property?

There is a stated guideline for an extension that the glass area must not exceed 25% of the overall floor area. Walls and Roofs obtain heat better than glazing and so will ensure the extension will maintains energy efficiency to abide Part L1b of Building Regulations.

- When should I get the SAP completed?

As early as possible, this will confirm that the design specifications are appropriate and will pass Building Regulations.
