This garage conversion and knock-through has extended the customers kitchen and gave them a utility room. The work carried out was the removal of 2 walls with one of them load bearing. The installation of the steels and padstones. The floor being raised and the stud walls built to separate the kitchen and the utility room. We took this job to a plastered finish ready for the customer to decorate.

Out with the old and in with the new…
The steel in this property holding up the balcony has been in the building that long it had corroded. The team removed the old beam and installed the new steel.

We began this job by setting up our props in place to begin knocking through to the kitchen/dinning area.

We then had to dig down to create a concrete pad for the 2.7m steel post to sit on to allow us to connect the 2x 5.3m beams to span the wall which enables the opening into the kitchen/dinning room.

Thanks to Faws engineering for supplying the steels & JJJ plumbing for repositioning pipes for the radiator.

Kick started this job by digging up all the existing concrete path, once completed we hard-cored the whole area & compressed it.

Once the basics was out the way we began to spread the grit sand which acts as a ‘bed’ for the pavers to sit on, once the grit was compressed we then spread the kiln sand over the pavers which were laid in a herringbone pattern to allow it to seep into the small joints which enables a greater bond amongst the pavers to reduce the possibility of any movement. To finish off, one last compression on the pavers using the wacker plate.

To kick start this job we began by demolishing the existing concrete steps & retaining walls either side of the steps.

We began by building up the retaining walls on either side of the steps to ensure the width of the walkway was satisfactory to the customer.

After the completion of the retaining walls we began building the steps followed by a handrail either side for the safety of the customer, at their request.

Lastly we completed a large area of block paving in place of the existing concrete flags on a walkway down the side of the house.

We began this job by practically digging up the entire garden, followed by hardcore across the whole garden lead by compaction.

We started with the patio first, laying down Delamere Indian Stone replacing the old Indian Stone as shown.

Once the patio was completed we began laying down the desirable granite temple set border followed by the artificial grass to give the customer a wow factor garden.

This job in particular was fairly straight forward, upon arriving we discovered the stone was already in place & was just a case of compacting it down. Once completed we began to start laying down the porcelain patio. We had to ensure there was a four inch gap up against the house for a french drain. We also had to ensure the falls on the patio were perfected as shown in the latter slides. Finally we finished off the patio with an easy joint finish.

The original two pillars were knocked down by a driver as you can see in the first slide. So at the customers request we built both pillars back to the exact spec in how they originally were. Followed by an inbuilt letter box & a small wall in between both pillars as shown in second slide. Then to finish it off a coping stone to sit on top of the pillars as presented in slide three.
