A small puddle on a Tuesday can turn into a massive headache by Wednesday morning.
A facility manager at a busy St Albans office block spotted a minor drip on the plant room floor earlier this week. He gave us a ring just to be safe, and it is a very good thing he did.
When we arrived, that minor drip had become a steady stream creeping dangerously close to the high voltage burner electrics. You can see the water trail in the photo heading straight for the sensitive equipment. If that water had reached the circuitry, the entire building would have lost heating, and the repair bill would have skyrocketed.
We immediately isolated the system, tracked down a failing seal on the main pump, and replaced the faulty parts. We had the plant room safe, dry, and fully operational before the office staff even noticed a drop in temperature.
It goes to show that acting fast saves time and money. Commercial heating systems are incredibly complex and require specialist knowledge to keep them running safely. If you manage a commercial property, never ignore the small warning signs.
