A survey is important...despite what they tell you on a FB forum. It's not one size fits all, today one of our surveyors have been to 3 properties, and used a different strategy on each one.

One was told to fit a PIV, in a situation it wasn't possible without contradicting building regulations and fire safety regulations. One was told to fit a PIV that couldn't have delivered the right airflow for half the house!

It's became a common approach to chuck a cheap PIV in and see what happens, we replace PIVs every week.

We live in a cold country, you can't dry washing outside...but you can be clever about it.

- Use a vented tumble dryer where possible
- Use a dehumidifier while washing is drying
- Dry on the South side of the house, moisture loves cold
- Have a drying room, keep it nice a warm and crack a window whilst drying.
- If you have a PIV, dry it underneath

Get away from old school thinking, you don't have to live with condensation and mould!

The climate is changing around condensation and mould, and it's been happening a while.

Housing health and safety rating system puts mould as a category 1 hazard (the same level as asbestos)

Awaab's law gets introduced to police mould in rented properties.

We get referred all of time time for night coughs in young children and asthma.

Condensation on windows is a sign the humidity is too high. If the humidity is too high, you open yourself up to a whole host of issues.

Google Atmos PIV, but we won't sell you one. As a proven system, we won't fit it without a survey to make sure it's going to work.

Cleaning Mould is important - check the NHS for guidance! Stopping it returning is different.

Mould grows in an environment that allows it to flourish. No moisture condensing (or dew point for the technicals) means no mould.

It's not always ventilation, be we often find it is!

Awaab's Law is here to stay. No more asking tenants to open windows when it's -5°.

Awaab’s Law has been introduced to bring clarity and accountability around damp, condensation and mould in rented homes.

It removes subjectivity.

Landlords are now legally required to ensure their properties are free from damp and mould that pose a risk to health it’s no longer acceptable to dismiss issues as “lifestyle” or “just condensation”.

Under Awaab’s Law:
- Damp and mould hazards must be investigated within strict timeframes.

- Action must be taken, not just advice given

- The underlying cause must be addressed, not just the symptoms

- Tenants should not be left living with conditions that affect their health

In short:
If mould is present and harmful, it’s the landlord’s responsibility to fix it properly.

Trickle vents don't work as well without fans, and that's not our option....

Building regs gives an option for trickle vents and constant volume fans, but it's just about our least favourite method. It's certainly the most inefficient.

In order, it's always MVHR.....this is the best but rarely possible in an existing dwelling.

PIV is a brilliant secondary strategy, if MVHR isn't possible. It keeps the heat in and the right one will help it to redistribute air.

Constant fans and trickle vents......it allows you to hit the whole home dwelling ventilation rate. Caveat - if it's minus 5 you are bringing that air into your home!

Turn the heating up and open the windows....

It has to be the worst advice we hear, it's a really expensive way of solving condensation and mould.

Solving a condensation problem needs consistency. A set number of air changes, every hour.

It was our fires, pulling in oxygen to burn and moving air around the property.

Times have changed, if nothing is pulling or pushing the air it won't move where it needs to.

When you know, you know. When you understand how relative humidity links to dew point and why the issues are going where they are going.....you are 10 steps forward.

Knowing how to solve it, that's a different matter. You could open the windows, but you are probably here because you tried that....

We have always said it, the right PIV might be the best product you ever bought.

The wrong PIV might be the worst product you ever bought.

We get a lot of enquiries from people who have used local contractors or guessed which system they might need offline. They have might even have guessed one of ours.....

Even our best system, is useless in the wrong circumstances. It's even more useless without a proper installation.
