β¬οΈDamp Problems & Having House Pointedβ¬οΈ
βοΈ We are all fully qualified tradesmen carrying work out on your home. If the work carried out on your property is not by a qualified person, the insurer, who insures the company to carry out the work, will 100% reuse to pay out any damages caused by an incompetent person.
βοΈ Damp problems occurring in a property built after 1920s may not be visible to the eye. This is why we carry out a FULL inspection during a FREE no obligation quote. We inspect the guttering & eve guards and also felt support trays, to see if water is penetrating down the brickwork from the roof. We also inspect the cavity trays above all windows and doors by inspecting the weep holes, and making sure they are clear of debris. We will also drill a small hole approximately 10-15mm above the damp trays and inspect them with a specialist camera, to make sure they are intact and not deteriorating. We will also drill small holes a course above DPC and inspect with a specialist camera to make sure that no debris is arching above the DPC, causing damp to pe*****te through into the property. We will also check the condition of the wall ties at random spots around the house. These are all the most common causes of structural problems, that can NOT be seen without a thorough inspection. We will then grind and point the property after repairs with an appropriate mortar & Lime mix, to protect the property.
βοΈ Houses build prior to the 1920s, we will inspect the gutters and eve guards and felt support & we will inspect the full property for spalling brick damage and replace where necessary. We will then grind out the old mortar, and then point the property with the appropriate mix, to also protect the property.
βοΈ Things to take into account, when receiving a quotation on your property β¬οΈβ¬οΈ
βοΈ Always get 3 separate quotations from contractors, with the details of the works being carried out.
βοΈ Always check the tradesman carrying out the works are FULLY qualified. Bricklayers should be qualified with at LEAST an NVQ Level 2.
βοΈ The company should have public liability insurance for at least the FULL valuation of your property and ANY property it is attached to. They should also be insured for 3rd party accidents caused by the works, for example if a member of the public is injured or their property is damaged.
βοΈ Ask for a full written contract between yourself and the company carrying out the works, explaining what is to be expected in the contract between yourselves.
βοΈ Try and negotiate, wherever possible that no payment for the contract is settled, until the works are completed. (although this is not obligatory, we will never ask for payment until you are satisfied with the work carried out).
βοΈ I myself am a time served bricklayer with over 18 years experience. Only establishing this year with a vast amount of experience in the building trade. I myself will be overseeing each and every job we carry out. This is why when we give a full quotation, you may have a bit of a wait until the works start. We will only ever carry out one job at a time until complete, meaning I am fully committed to the job I'm carrying out at that time.
