Our clients had aspirations to build a great garden living space for all the family 🪴.

What the job involved:
💎 Down takings of old deck, groundwork excavations and foundations.
💎 Fully insulated floors, walls and roof
💎 Rubber Roofing with Upvc roofline
💎 Anthracite Composite cladding
💎 Black Upvc window, French door and large roof light
💎 Fully wired and electric heating instillation
💎 Outside Sofit lighting

This space boasts
💎 Indian sandstone bull nosed steps 👌
💎 New paving to match existing slabbed areas
💎 New lush Astro turf grass to complete the low maintenance, all year round access.

💎 For the finishing touches inside our clients had great ideas to create a relaxing lounge area with classic style wall panelling.
💎 They also designed (and we built) a custom bar area with spaces for traditional kegs, silestone worksurface,led lighting, acoustic panelling and wall mounted TVs for sports.

We really enjoyed bringing this project together for this family, who were a pleasure to work with. We hope they have hours of fun in their new space - all year round. Thanks for choosing and trusting G2EM Property Ltd.

Our 4 clients had been experiencing water ingress issues from balconies for years.

The factor for the development had employed a few contractors over the years to attempt repairs with no success.

With some detailed conversation, we agreed a plan to resolve this problem with the owners.

To begin we stripped out the existing railings and removed the wall copes.

On inspection, we found several defects with the existing construction including:

-rotten timber frames,
-balcony railing fixing points breaching the dpc / lead cope, -inadequate leadwork coping, -no protective dpc and cavity closure.

The repair work required renewing the badly decayed timber frame to the parapet walls and closing the cavities. Weather tight epdm membranes were used to seal the parapet walls prior to new single weathered copings being built.

The existing railings were then altered to have new base plates with shallower fixings into the new copes thus avoiding any pe*******on of the newly formed epdm linings.

A good example of listening to clients and finding solutions that provide peace of mind.

Dark kitchen with ancient outside toilet - GONE 🔨 . The internal wall had a massive chimney void - boys thought it was never coming down 😅.

Ready for a new open plan kitchen / lounge diner with glass to the garden 🪴. Can’t wait to see the next update from this tired little cottage.
