⚒️ Little flat roof completed yesterday in Sleaford ⚒️

This old wash room roof had definitely seen better days – moss, dirt and tired felt that wasn’t going to last much longer.

We stripped it back and installed a new 3-layer torch-on felt system, leaving the customer with a strong, fully waterproof roof ready for many more years of service ✅

Another low-pitch roof replacement completed by the team at Sleaford Roofing.

This one was about as bad as they come. The tiles were laid bond on bond, which meant water was getting through and into the building. As you can see from the photos, the felt underneath didn’t even look that old — we’d estimate the roof only lasted around 5–6 years before it started failing.

The best solution was to strip it back and install a 3-layer torch-on felt flat roof system, giving the customer a strong, fully waterproof roof with a 20-year guarantee.

If you have a low-pitch roof, garage, or extension that’s starting to leak or show signs of failure, it’s always best to sort it before it causes bigger problems inside.

. Another one we’re seeing more and more lately from people attempting roofing work without doing it properly.

On this job the felt had been left hanging into the gutter, which had caused the fascias to rot away. With breathable felts this is a big problem because once they sit in water they become saturated and almost never dry out, which can also lead to serious condensation issues.

Luckily this one was caught just in time. If it had been left much longer it would have started rotting the ends of the rafters, which can turn into a very expensive repair and sometimes means the whole roof has to be redone.

What we carried out on this job:

✅ Fascias stripped
✅ Rotten timbers removed and replaced
✅ Felt support trays installed
✅ Felt cut back to the correct position
✅ Broken tiles replaced and tiles reinstated
✅ New guttering installed onto new uPVC fascias

Nice little fascia and guttering job completed yesterday for this bungalow.

The old boards were starting to look tired, so we removed the old fascias and installed new uPVC fascias and guttering, giving the property a much cleaner look and making sure everything is maintenance-free and working properly.

Amazing what a difference a small job like this can make to the overall look of a house 👌

Quite an interesting one this as the little flat roof has a bit of a story!

This house actually featured on Property Ladder – Series 4 Episode 3 if anyone wants to watch it.

Because the roof pitch was too low for tiles, over the years the battens had rotted away and water had started getting in. The best solution was to remove the tiles and convert it properly to a flat roof system.

We stripped it back, installed 18mm Sterling board, and fitted a 3-layer HP torch-on felt system with ventilation, leaving the customer with a strong waterproof roof and a 20-year guarantee.

Now you see now you don’t.

Little chimney removed yesterday these are beginning to become more and more of a problem causing damp. They become saturated with water and because most homes have had the traditional fire removed and then used the chimney as a flue it never gets dried out from the heat of your fire. Compounded by when it was built they filled it with rubble making it even harder to dry out.
