DARTMOOR DENTAL PROJECT UNDERWAY

Scaffold er****on is always a key early milestone for any project manager on a refurbishment project, why?

Because it enables the opportunity to carefully assess the schedule of work for accuracy to review and amend any proposals. It also enables the opportunity to validate any Provisional Sums and inform clients of any potential findings and possible cost changes.

On this project we found a few surprises which will add cost and a few that will change the scope of work and reduce cost.

Next key milestone will be when we start stripping works.

The key to effective project management is early planning to get an accurate initial tender, but then an onsite review of Provisional Sums to establish costs at early stages means you can minimise risk and establish more fixed costs. Leaving provisional sums and reviewing them on completion rarely works for me as it is then open to extra cost.

Back at Plymouth University assessing year one student presentations on behalf of the CIOB. 20 years after my year one presentations, it was surreal and felt like going back in time.

Some great presentations and keen students in what is always a tough day (especially the first time), which gives me hope for the future of the industry.

It is always nice to try and give back to the industry that has given much to me.

Sadly I didn't get to visit the SU after the presentations and 'celebrate' getting it done!

Variation Orders and Extras!!

SpeciBuild Ltd can provide complete support for variation orders (changes to contracts) and extras (additional work).

This service is cost effective and minimises any disputes. We have a set fee per VO and will turn them round in a timely manner, meaning you can issue the VO to the client and gain authorisation for the works rather than proceeding at risk of not getting paid.

Examples below are:

1. Rotten timbers up against wall requiring replacing and installation of vertical DPC.
2. Following strip out of lath and plaster ceilings the existing ceiling joists were very unstable and uneven. We provided options to replace the ceiling like for like or to raise the ceiling joists to expose the collar ties.
3. Client asked for additional cladding replacement following the installation of new cladding on another area of the project.

Busy week doing various surveys.

This one was for a client looking to buy a HMO as an investment property.

It involved a basic condition survey to identify the level of refurbishment required with focus on the following:

- Structural defects.
- Damp and moisture ingress.
- Finishes requiring full replacement.

Findings were relatively kind with upgrades to fire doors to achieve the adequate standard and replacement kitchen and floor finishes.

Longer term maintenance issues included:
- Exposed parapets (all the others on the street had been coating in bitumen felt).
- Likely asbestos tile roof (whilst still fully functional, long term consideration needs to be factored in for removal purposes).
- Lack of roofing felt on one elevation and installation of plastic membrane on the other side is not ideal (one for driven rain protection and the other for breathability). But the roof void is fairly well ventilated so again no major short to mid term issues.
- Sanitaryware and bathrooms were all tidy and functional but will likely need to be replaced in 5-10 years max.

All information handed over to the client to make an informed decision on the purchase without having to pay out for a full formal survey (which I would recommend if the purchase proceeds)

Whilst there was a small small fee involved with this visit, as part of my project management offering, if SpeciBuild Ltd are instructed to oversee the refurbishment this fee is deducted.

As a quantity surveyor it is rare that you get to see finished projects.

But here are some images of completed projects by one of my clients, Energy Build SW Ltd. Two very different projects, one a large garage with specialist green roof and another wrap around extension with beautiful brickwork parapets.

SpeciBuild supported EBSW with the initial takeoffs, providing the client with a comprehensive quote breakdown and providing the contractor with detailed documents on materials, labour & plant, as well as a BoQ.

SpeciBuild also supported EBSW with the variations and contract change process to ensure clear cost tracking in a timely manner for their client.

A small extension under permitted development rights.

All of this resulted in a happy client with clear information on costs from the outset.
