This morning a client called me worried about “leaks” in their gutters and roof. They were ready to spend a small fortune on repairs and wanted a second opinion.

Good job they asked.

It wasn’t water ingress at all — it was condensation caused by missing insulation. My thermal imaging camera highlighted the cold spots (shown in blue), and a quick check in the loft confirmed it.

They were about to spend thousands on roof and gutter work that wouldn’t have solved a thing.
Instead? £30 of insulation, which they’re now fitting themselves.

A small survey fee saved them a very big bill — I’d call that money well spent.

💧 Today’s “Why It’s Worth Paying for Your Survey”💧

This week’s case is a perfect example of how a small survey fee can save a lot of wasted time and money.

An occupant noticed random damp and mould patches appearing on their bedroom ceiling. The obvious assumption?
💭 “It must be a roof leak.”

They were ready to call in a roofer, but were referred to us first. After taking a quick look at some photos, I suggested it might not be a roofing issue at all — so they booked a proper inspection.

Using our thermal imaging camera, we quickly identified the real problem:

Gaps in the loft insulation, creating cold spots

Bathroom extractor fan switched off, letting moist air drift into the hall and bedroom

That moisture was condensing on the cold areas of the ceiling — creating the mould patches.

✅ The fix: reposition the insulation and turn the extractor fan back on.
💰 Total cost: £0.

For the price of a small survey, they avoided unnecessary roofing works that wouldn’t have solved the issue anyway.

Exciting Update! 🌟

As many of you know, I’ve been working in the damp and mould sector for some time — but I’m thrilled to share that I have now moved fully into consultancy work.

This means I’ll no longer be carrying out contracting jobs myself, allowing me to focus entirely on what I believe matters most: providing honest, independent, and expert assessments of damp and mould issues.

There’s a lot of confusion (and unfortunately, some very bad advice) out there, with too many people being sold unnecessary or ineffective work. My goal is simple — to be someone you can trust to give clear, unbiased guidance to protect the health of your home and help you live in a damp and mould-free environment.

Thank you to everyone who’s supported me along the way. I’m looking forward to helping more people find real, lasting solutions for a healthier home.

That's because condensation is occurring, the bay window is uninsulated (in simple terms, if it shows up dark blue on our thermal imagine camera it is a cold area, losing heat)

They offered a guarantee with the damp course... of course they did! There's no rising damp so it will definitely not reoccur. The condensation however will be back and the customer would have wasted £2000 and back to square one

A diagnostics test along with thermal imaging confirmed condensation was occurring and the bay needed insulated. At least the problem will be fixed!

On an unrelated note, we also found a former window the client did not know used to be there and had been blocked up. Amazing what our fancy equipment can do

It was only a small amount but just kept coming back

The occupier was quoted £600 for new guttering from one contractor (the guttering was fine), nearly £3000 for waterproofing by another contractor (totally pointless) and £1000 by a third who said it was a roof leak (the roof was fine)

Stuck, they came to us, they paid a small inspection fee however it was money very well spent. A scan of the area using thermal imaging revealed a distinct cold strip, coinciding with where the mould was growing. The insulation in the roof space had stopped short of the edges, leaving a cold gap. We advised the customer that they needs to put a bit more insulation in these areas, or push what they already had a bit further into the edges of the roof.

Further cost to client - £0

Imagine they'd gone with that "free estimate" and paid £3000 for waterproofing? Might they have then tried the roof at £1000? Its clear though, an inaccurate diagnosis could have cost them a LOT of money
