๐จ Quick question: when was your automatic roller shutter or door last serviced?
If itโs been more than six months, youโre not just risking a breakdown โ you may also be falling short of your responsibilities as an employer or premises operator. โ ๏ธ
๐ WHAT THE REGULATIONS SAY
Powered doors and shutters are classed as work equipment, and that brings obligations many businesses donโt think about until something goes wrong:
โ๏ธ Health and Safety at Work etc. Act 1974
Places a general duty on employers to ensure equipment is safe and properly maintained.
๐ ๏ธ Provision and Use of Work Equipment Regulations 1998 (PUWER)
Requires work equipment to be maintained in an efficient state, in efficient working order and in good repair โ with maintenance records kept where appropriate.
๐ช Workplace (Health, Safety and Welfare) Regulations 1992
Specifically address powered doors and gates, including the need for appropriate safety devices to help prevent injury and allow equipment to be stopped quickly.
๐ Industry guidance from the Door and Hardware Federation (DHF)
Regular inspection and servicing should form part of a suitable planned maintenance regime, with service frequency determined by usage, environment and risk.
None of this requires a specific certificate to acknowledge โ itโs about being able to demonstrate that your equipment has been properly maintained if an incident, insurance claim or HSE inspection ever puts your maintenance history under the microscope. ๐
โ ๏ธ WHATโS ACTUALLY AT RISK?
๐ท A moving door or shutter that fails could injure staff, visitors or drivers.
๐ญ An unexpected failure can shut down a loading bay, industrial unit or shopfront until repairs are completed โ often at short notice and at a higher cost.
โ๏ธ Motors, curtains, guides, fixings and safety devices can deteriorate faster without regular inspection and maintenance, potentially reducing the working life of the installation.

Iโve slightly softened the DHF wording so it doesnโt imply that every powered shutter is legally required to be serviced at an exact six-month interval; the appropriate frequency should reflect usage, manufacturer guidance and risk.
