According to recently released figures, around 3,900 construction firms became insolvent in the twelve months to February 2026. That's nearly one in six of all UK business failures, and the numbers aren't expected to improve soon.

Like any reputable contractor RBS Contracts have seen a number of projects that have been done by so called contractor and we have then been asked to rectify. This causes delay and leads to higher costs.

If a contractor seems promising at first, there are certain warning signs that shouldn’t be ignored. If you’re serious about choosing the right professional, you need to be aware of the behaviours and practices that often lead to project delays, budget overruns, or outright disasters.

Vague or verbal-only estimates. If a contractor provides a quick figure with no written breakdown — or insists on giving only a verbal quote — proceed with extreme caution. A proper contractor should give you:
A written, itemised estimate, Labour and material cost separation, Estimated time frame for completion. These are basics, that any good contractor will provide as standard.

Reluctance to sign a formal contract. A contractor who avoids formal documentation might be trying to avoid accountability. Project’s, even a small ones, should include: A signed contract with terms and scope of work, a clear payment schedule (normally only for larger contacts) and dispute resolution terms.

No proof of insurance or credentials. A reputable contractor will be happy to show their insurance documents, qualifications, and trade body memberships. If they offer vague reassurances like “I’ve been doing this for years”, walk away.

At minimum, they should Public liability insurance, Construction-related certifications (e.g., NVQ, City & Guilds) and be members of a recognised trdae body.

Poor communication from day one. If they ignore your emails, show up late for site visits, or take days to return calls are giving you a preview of what’s to come. Clear, responsive communication is non-negotiable. The best contractors establish a clear channel of communication from the start, that continues through the entire project.

Pressure to pay upfront or in cash only. While small deposits are normal (typically 10–20%), any builder demanding full payment upfront should raise alarm bells. Worse still is a builder who insists on cash-only deals with no paper trail. Though these tend to be only on smaller household projects. If they’re serious professionals, they’ll: Offer staged payments based on project milestones, provide invoices for all payments.

Undertaking a school refurbishment is an exciting and transformative process that involves renovating and updating existing educational facilities to create a more functional, modern, and conducive learning environment,with a fresh and dynamic design that places emphasis on the end users.

The UK construction sector is facing significant challenges in achieving net-zero emissions by 2050, let alone by 2030, primarily due to the need for a skilled workforce.

Currently at least half of the current construction workforce will require training or retraining to meet the demands of retrofitting buildings to ensure they are net-zero carbon. This is on top of the shortfall in the construction workforce, especially electricians.

There is a critical need for workers to understand net-zero strategies and best practices in retrofitting, with a significant number of roles expected to be filled by 2028. At RBS we have always believed in ongoing training to build on skills and for our employees to keep up to date with new technologies and techniques.

The rapid transition to green power is expected to increase the workload of construction workers, this may lead increasing levels of stress. Companies will need to be aware of their employees mental health and wellbeing. This should be of primary importance to all businesses, at RBS we take mental health seriously and whilst unfortunately stress may always be present, the management have an open door policy to allow our employees to talk and to seek help that maybe required for them.

According to the government’s independent climate advisers, the UK must introduce a legal maximum working temperature and urgently roll out air conditioning across schools, hospitals, and care homes as UK temperatures are forecast to exceed 40C by 2050.

In a major report published last week by the Climate Change Committee (CCC), warned that UK must now prepare for a 2.5°C increase by 2050. By that time, heatwaves are expected to exceed 40 ºC across all parts of the UK, potentially causing an additional 10,000 heat-related deaths annually.

Currently, extreme heat is the deadliest climate threat facing the UK. During the 2022 heatwave, when temperatures breached 40 ºC according to the report, there were roughly 3,000 excess deaths.

The report emphasises that traditional cooling methods, will no longer be enough, noting that roughly nine in 10 British homes are now at risk of overheating.

The CCC is calling for a massive infrastructure overhaul including mandatory air conditioning installation in hospitals within the next 10 years.

On Radio 4's Today programme, Baroness Brown, chair of the CCC's Adaptation Committee, said: “We need to recognise that there are aspects of our British way of life which are now really under threat from climate.”
“It's not rocket science - we know what to do [… but] we haven't yet seen a government that's prepared to prioritise adapting to the change of climate [... and] protecting the people and the places that we love,” she added.

The British Safety Council has come out in support of stronger action to help employers manage the risks associated with heat in the workplace but advocated against a rigid maximum temperature.

Ian Cooke (Director of Audit, Consultancy and Culture Change) said: "Any approach to workplace temperature limits must reflect the reality that keeping cool and comfortable is controlled by more than setting a maximum temperature……..As climate change increases the frequency and intensity of heatwaves, protecting workers from heat stress and thermal discomfort must become a core part of workplace risk management. The focus should remain on creating safe, healthy and productive working environments, rather than relying solely on absolute temperature limits that may not reflect the actual level of risk.”

For the construction industry, this will cause a change in how projects are planned and carried out. Likely, from May to September, work will need to start earlier to finish before the heat becomes too high or work overnight. Length of times to complete the project will increase and costs will rise too.

At RBS, we are starting to examine this and to plan. The most important cog in the business are people and we need to be able to have them complete the work safely, especially if we have the expected temperature events.

With the South having high temperatures across the bank holiday weekend (a novelty), the challenge for construction workers across the UK is the serious risk to their health.

RBS firmly believe that sun protection on construction sites is crucial to safeguarding the well-being of our employees.

Exposure to the sun's ultraviolet (UV) radiation can lead to various health issues, ranging from temporary discomfort to long-term consequences. The risks include:
Sunburn.
Skin cancer
Heat-related illnesses
Ageing

The Health and Safety Executive (HSE) stresses that everybody who works outside is subject to the risks of too much sun exposure and should make sure they are properly protected. They identify three groups who are particularly vulnerable:
Those with particularly fair or freckled skin, who struggle to get a tan or who experience burning before they tan.
People with red hair and / or lightly coloured eyes.
Anybody with a lot of moles on their skin.
