🏑 β€œHow long will the building work take?”

It’s one of the most important questions when you’re planning work to your home and understandably so.

Before you commit to a project with Jenks & Co, we'll give you an indication of the anticipated construction duration so you have a realistic idea of what to expect.

Once your project is confirmed, that develops into something much more detailed.

πŸ“… A confirmed start date
πŸ“‹ A detailed programme of works
πŸ—οΈ Key stages of construction
🏁 A planned handover date

But for us, having a programme is only part of it.

Communication throughout the build is just as important.

If you're living at the property, our team will keep you informed about what's happening on site and what's coming up next.

And if you've moved out while the work takes place, you won't be left wondering what's happening with your home. We provide regular updates, including weekly progress videos and project documentation, so you can see how things are progressing even when you're not there.

Building work can temporarily have a big impact on everyday life. We believe you should always understand where your project is, what's happening next and how it's progressing towards completion.

Communication isn't an added extra at Jenks & Co.

It's a fundamental part of how we deliver our projects.

🏑 Working with an older property doesn’t mean you can’t use modern solutions.

It means choosing the right products for the building.

This project is a great example.

The property has a distinctive curved roofline, which meant the rainwater system needed to follow the shape of the building while still complementing its character.

For this project, we used a Lindab guttering system, allowing us to achieve a solution that works with the unusual curve while providing a clean, high-quality finish.

When renovating older or more unusual properties, there isn't always an off the shelf answer.

Sometimes it means combining an understanding of the existing building with modern materials and products to find a solution that works technically and looks right.

It’s details like these that can make all the difference to the finished project.

The right solution isn't necessarily the oldest or the newest it's the one that's right for the building.

🏑 Renovating an older home doesn’t have to mean removing everything that makes it special.

One of the biggest decisions when renovating an older property is knowing what to change and what is worth keeping.

Original features such as:

πŸͺ΅ Timber floors
πŸšͺ Traditional doors and joinery
πŸ”₯ Fireplaces
🧱 Exposed brick or stonework
✨ Period mouldings and detailing

can give a property character that is difficult to recreate once it has been removed.

A renovation can still completely modernise the way a home performs and feels while carefully retaining features that belong to the property.

Sometimes an original feature needs repairing.

Sometimes it can be incorporated into a new design.

And sometimes replacement is the right decision.

The important part is recognising its potential before reaching for the skip.

A great renovation shouldn’t necessarily make an older property look brand new.

It should make it feel like the best version of the home it already is.

🏑 This morning, I’m on my way down to one of our upcoming projects for a pre-start site visit.

I’ll be meeting the client on site alongside our electrician, plumber and window manufacturer before any construction work begins.

The visit gives our key contractors the opportunity to see the project first-hand, discuss the works and identify anything that needs to be considered before we arrive on site to start.

Our window manufacturer will also be taking the final site measurements, allowing the windows to be ordered and ready at the right stage of the build.

Just as importantly, it gives the client the opportunity to meet some of the key people who will be involved in their project before work gets underway.

There’s a lot that happens behind the scenes before Day 1 on site, and getting everyone together early helps us prepare properly and keep the project moving smoothly once construction begins.

For the client, the build may not have started yet, but the project is already well underway behind the scenes.

🏑 Sometimes you don’t need a bigger house. You need your existing home to work better.

It’s surprising how much difference a relatively simple structural alteration can make to the way a home feels.

In this property, opening up the existing rooms helped create a much more connected living space, somewhere the family could cook, eat, relax and spend time together without being separated into different rooms.

Removing or altering walls can help:

✨ Bring previously separate spaces together
🏑 Make the home feel more open and welcoming
πŸ‘¨β€πŸ‘©β€πŸ‘§ Create a more sociable space for family life
β˜€οΈ Allow light to travel further through the property
🍽️ Better connect kitchens, dining and living areas

Of course, removing walls isn't suitable in every property, and structural alterations need to be properly assessed and designed where required.

But sometimes achieving the home you want doesn't mean moving house or adding a large extension.

It can simply take the right vision, professional guidance and making better use of the space you already have.

Are thinking about converting your garage?

Before you start thinking about flooring, decoration and how you'll use the finished room, there’s something else you need to understand Building Regulations.

A garage was never originally designed as a habitable room, so converting one can involve requirements covering areas such as:

πŸ”Ή Fire safety
πŸ”Ή Insulation and energy efficiency
πŸ”Ή Ventilation
πŸ”Ή Structural alterations
πŸ”Ή Damp protection
πŸ”Ή Drainage and electrical work

It can sound complicated, but understanding these requirements early can give you a much clearer idea of what's actually involved in turning your garage into a comfortable, compliant part of your home.

We've put together a guide explaining some of the key Building Regulations considerations for garage conversions and what you should be thinking about before starting your project.

🏑 Have an idea for your home, but no idea where to start?

You're not alone.

You might know you want more space, a better layout or to completely renovate your home but what comes next?

Do you need an architect?
Does it require planning permission?
Will you need a structural engineer?
What about Building Control?
And perhaps most importantly… is what you're considering realistic for your budget?

You don't need to have all of those answers before speaking to a builder.

At Jenks & Co, an early conversation and site visit allows us to understand what you're hoping to achieve, look at the property and help explain the likely steps involved.

Whether that's a loft conversion, garage conversion, extension or renovation, we can help you understand where to start and what needs to happen before construction begins.

Sometimes the first step isn't having a set of drawings.

It's simply having the right conversation.

🏑 Here's a tip that every homeowner should know...

Before any building work begins, always ask your builder for a copy of their insurance certificates.

A professional contractor should have no hesitation in providing evidence of the appropriate insurance cover, giving you confidence that you're working with a legitimate and responsible business.

It's also important to let your own home insurance provider know that building work is taking place.

Many homeowners don't realise that failing to notify their insurer could affect their policy or lead to complications if you need to make a claim while the work is underway.

It only takes a few minutes to make the call, but it can provide valuable peace of mind throughout your project.

At Jenks & Co, we believe that an informed client is a confident client, which is why we're always happy to explain the process and answer any questions before work begins.

🏑 Thinking about a loft conversion? Here's something many homeowners don't realise...

A loft conversion isn't simply about converting the space you already have.

In many cases, the existing roof structure needs to be altered to create a safe and usable living space.

This can involve:

πŸ—οΈ Strengthening the existing floor structure.
πŸͺ΅ Installing new structural timbers or steelwork.
πŸ“ Altering the roof to create the required head height.
🏠 Ensuring the new structure complies with current Building Regulations.

Every property is different, which is why a structural assessment is such an important part of the planning process.

The aim isn't just to create another room...

It's to create a safe, comfortable and compliant living space that becomes a seamless part of your home.
