Rising above Bangkok's Ratchadamri district, Grande Centre Point Prestige is designed as a contemporary hospitality landmark that responds to both its urban context and cultural setting.

The 40-storey tower adopts an L-shaped form to maximise views towards the Royal Bangkok Sports Club and Bangkok's skyline, while its architectural language draws inspiration from the elegance of Art Deco. Vertical proportions, refined detailing and subtle Thai-inspired motifs come together to create a distinctive identity for the hotel.

Inside, a series of carefully crafted hospitality spaces, from restaurants and lounges to guestrooms and wellness facilities, combine luxury, comfort and contemporary design. Guests can also enjoy a sky pool on Level 32, offering panoramic views across the city and adding to the hotel's elevated hospitality experience.

How do you create a residential community that feels connected to nature while remaining part of the city?

Located along the shores of Jinji Lake in Suzhou, Lake Genève was conceived as a low-density waterfront community where architecture, landscape and lifestyle come together to create a distinctive living environment.

The masterplan arranges 74 villas around a central lake and landscaped gardens, with homes carefully positioned to maximise views, daylight and privacy. Inspired by modern European architecture, the villas combine elegant proportions, natural materials and generous indoor-outdoor connections to create a refined residential experience.

More than a collection of homes, Lake Genève demonstrates how thoughtful planning and design can create a strong sense of place, responding to both its natural setting and the needs of contemporary living.

L'Arcade, Phu My Hung demonstrates how site planning can be used to balance commercial activation with residential quality of life.

Working within a 4,625 m² site, the design maximises street frontage while maintaining a generous 900 m² central park at the heart of the development.

The building is organised as a U-shaped mass, later articulated into three distinct volumes. This strategy increases perimeter frontage, improves views and allows natural light and ventilation to pe*****te deep into the scheme.

At ground level, a continuous arcade connects retail units along the street edge, creating a shaded pedestrian environment while strengthening the relationship between the development and the public realm.

The central courtyard acts as both a visual and environmental buffer, providing a quieter internal landscape for residents while supporting cross ventilation throughout the development.

The project combines:
• Site area: 4,625 m²
• Residential land area: 3,725 m²
• Public park: 900 m²
• Site coverage: 62%
• Construction footprint: 1,711.3 m²
• Building height: 5 storeys

Rather than treating residential and commercial functions as separate components, the planning strategy integrates both uses within a single framework - creating active public edges while maintaining privacy, daylight and amenity for residents above.

The façade of Vanissa Building in Bangkok demonstrates how technical challenges can become opportunities for design innovation.

The twin-tower development is characterised by a curved curtain wall system that unifies two separate towers connected by a 10-storey bridge link. The project required careful coordination to accommodate differing tower heights, structural constraints and local setback regulations.

The façade integrates both slanted and stacked curtain wall systems, creating a dynamic architectural form while maintaining performance and constructability. High-performance argon-filled insulated glazing units (IGUs) were specified to improve thermal efficiency and reduce solar heat gain.

Working closely with the structural concept, the façade helps reinforce the building's distinctive identity, demonstrating the role of the building envelope in shaping both performance and architectural character.

The Light Public Housing development at Olympic Avenue, Kai Tak is an ambitious project that pushed design and construction to new heights.

First raised in the Policy Address made by the Chief Executive of Hong Kong in 2022, it is a government-led initiative to relieve the short-term gap of public housing supply in Hong Kong. The project will provide about 10,700 units.

P&T’s solution to this challenge is the adoption of Modular Integrated Construction (MiC) method. Phase 1 of this project commenced in December 2023. Three building blocks providing 3,000 units with communal facilities such as retail, shops, laundry and activity rooms has completed by the end of 2025.

Beyond speed, the project is designed around people:
- Courtyard layouts improve daylight and ventilation
- Ground-level amenities support daily life
- Barrier-free access ensures inclusivity

The swift yet elegant project has received well-deserved recognition by industry professionals. It is one of the finalists of the Quality Building Award 2026 in the Temporary Building category. The final result will be announced at the award presentation ceremony in June.

We are honoured to work on this project together with the Housing Bureau (HB) and Architectural Services Department (ArchSD) of the Hong Kong SAR. HB’s policies provided strong support and foundation for this project, while ArchSD’s leadership in the largest light public housing site in Hong Kong ensured swift ex*****on of the project. Their contributions, together with the project team's commitment to overcome challenges are vital to the success of this development.

P&T Group was pleased to take part in The Future of Architecture in Dubai panel discussion at Cosentino City Dubai, organised by LineWay Events.

Mahmoud Shahin, Design Director joined fellow industry professionals to discuss how residential design across the region continues to evolve in response to changing lifestyles, user expectations and long-term urban growth.

The conversation explored how today’s residential projects must balance architectural ambition with comfort, wellness, privacy, community and overall quality of life, while also responding to sustainability and smart living from the earliest stages of design.

At P&T, we believe luxury, density and sustainability can successfully coexist when approached holistically from the outset.

The Guia Hill Pedestrian System in Macau transforms what could have been a purely functional tunnel into a carefully considered spatial experience, one that connects movement, heritage and identity.

Rather than treating the tunnel as neutral infrastructure, the design introduces a calm and consistent architectural language through curved ceilings, integrated lighting and clean aluminium wall panels, creating a strong sense of rhythm and continuity throughout the journey.

Backlit perforated panels form images of Macau’s World Heritage landmarks, including the Ruins of St Paul’s, Guia Lighthouse and A-Ma Temple, introducing layers of cultural reference into what would otherwise be a purely infrastructural space. The imagery subtly reflects the historical exchange between Chinese and Portuguese culture while reinforcing a strong sense of place throughout the journey.

The patterned stone flooring further reinforces this narrative, drawing inspiration from historic urban motifs and subtly linking the underground experience back to the city above.

Rather than simply moving people from one point to another, the project demonstrates how infrastructure can quietly contribute to a more meaningful urban experience

Established in Hong Kong since 1868, P&T has always lived and grown with the city, designing architecture that are still standing today.

The Maykong Godown (also known as the Maykong Warehouse) is a three-storey concrete structure that served as a warehouse to the Mayar Silk Mill in the 1960’s-70’s.

The building has a red brick veneer across all four elevations, constituting a stark visual identity in the surrounding urban context. Although now weathered and overgrown with wild trees and climbing ivy, it remains a nostalgic, familiar landmark for generations of Tsuen Wan residents and holds undeniable historical value for industrial Hong Kong.

The original drawings and plans for the Maykong Godown date back to 1965 and are preserved in P&T’s heritage archive. These drawings now form part of the Palmer and
Turner (P&T Group) Collection at the University of Hong Kong Libraries (HKUL), which is accessible to the general public via the HKUL’s Digital Repository.
