7 MOST IMPORTANT THINGS TO NOTE DURING FOUNDATION CONSTRUCTION

Many buildings fail not because of the roof or walls, but because the foundation was done wrongly. If you get the foundation wrong, the whole structure is at risk. Sadly, this is where many quack cut corners.

To help you avoid costly mistakes, here are 7 key things you must pay attention to during your foundation construction:

1) Excavation Depth

Your foundation should be deep enough to hold at least one 225mm block below ground after casting. Minimum of 450mm ( 1.6 feet) for a bungalow and 900mm ( 3.6 feet) for a one-floor building. The soil at that depth must also be firm enough to carry the load.

2) Foundation Concrete Casting is Not Mortar

Mortar is not concrete. Some builders skip proper casting and just lay blocks on bare soil with mortar, this is dangerous. Always cast your foundation trenches (blinding) before laying blocks.

3) Foundation Height

Your foundation should be high enough to prevent floodwater from entering. Don’t judge with road level alone; study the flood pattern in the area and check nearby properties before setting height.

4) DPM (Damp Proof Membrane)

A quality DPM nylon will stop water from penetrating your ground floor. Never skip this, it protects your finishing from dampness.

5) Durability and Stability

Your foundation should be strong enough to carry and transfer the building load without settlement. Always go for durable materials.

6) Accuracy

Whatever mistakes are made at the foundation stage will affect the whole building. Ensure proper size and squareness are achieved.

7) Engineer’s Assessment

For high-rise buildings, only a structural engineer can determine the right foundation depth after reviewing the soil report.

Final Note: Your foundation is the life of your building. Don’t compromise quality here.

This is a solid, practical summary of foundation construction fundamentals. The emphasis on avoiding quack practice, ensuring structural depth, and managing water ingress through proper foundation height and DPM are critical points that save homeowners massive repair costs down the line.

To complement these points, here are a few technical and structural considerations to keep in mind:

Soil Test (Geotechnical Investigation): Even for bungalows or two-story structures, conducting a basic soil test before excavation is vital. It reveals the bearing capacity of the soil and determines whether a strip, pad, or raft foundation is required, preventing differential settlement regardless of depth recommendations.

Proper Mix Ratio & Curing: For the trench concrete casting (blinding/footings), ensuring the correct concrete mix ratio (typically 1:2:4 for standard footings) and allowing adequate curing time with water before laying blocks ensures the concrete reaches its full compressive strength.

Reinforcement Steel (Rebar): Where structural footings or ground beams are required, using the correct gauge and spacing of steel reinforcement bars protects the structure against shear stresses and earth movement.

Backfilling & Compaction: Backfilling around the foundation should be done in layers using appropriate fill material (like laterite) and compacted properly (ideally with a mechanical plate compactor or rammer) before casting the ground slab (German floor) to prevent future floor cracking or sinking.

• Tile Dimensions: 22.86 length,11.43 width, and 3.83 cm thickness. Base Preparation:10mm mud plaster.7.5 cm mud phaska (a traditional insulating layer made of compacted earth and straw). Gobri Leaping: A 1:1 mix of earth and cow dung used as a finishing/binding layer for the mud phaska. Grouting & Finishing: Cement Mortar (CM): 1:3 ratio (1 part cement to 3 parts sand). Waterproofing: Addition of integral waterproofing compound based on the cement's weight. Pointing: The joints are finished with the same cement mortar. Location: Work is specified for the 9th and 10th floor levels.

In construction contracts, financial safeguards and proper documentation play a critical role in protecting both the developer and the contractor.
Two important aspects often discussed in contract management are Secured Advance and Price Variation.
🔹 Secured Advance
When a developer provides secured advance against materials brought to site, it is important to ensure proper documentation and verification. Materials should be physically available at site, supported with invoices, and clearly recorded in measurement and billing documents. This protects the developer’s financial interest while supporting contractor cash flow.
🔹 Price Variation
In long-duration construction projects, fluctuations in material prices such as steel, cement, and fuel can significantly impact project cost. A well-defined price variation clause, supported by proper indices and documentation, helps maintain fairness and transparency between the developer and contractor.
📌 From a developer’s perspective, strong contract conditions, verification processes, and documentation practices are essential to ensure financial safety and project control.
In today’s complex construction environment, clear documentation is not just paperwork — it is project protection.
