CONCERN ON THE CURRENT TREND OF REQUESTING LAND DOCUMENTS BEFORE SITE VISITS

There is a growing trend in the real estate industry where some agents and brokers request sensitive land documents even before visiting the property or introducing a prospective buyer. In some cases, agents go further and ask for copies of the seller’s ID at the initial stage. This practice is becoming very common, especially in commercial land transactions, and it is raising serious concern among genuine property owners and marketers.
While due diligence is important in any property transaction, there must also be a proper and professional process that protects both the seller and the buyer. Requesting title deeds, IDs, maps, and other confidential documents before even seeing the land or proving buyer capability is not the right procedure.
A professional process should be:
1. Initial discussion and understanding of the property.
2. Site visit and property verification.
3. Confirmation of buyer interest and capability.
4. Formal engagement and authority to sell.
5. Sharing of documents at the appropriate stage for legal verification and due diligence.
Many property owners are now becoming uncomfortable because some documents end up circulating widely among unknown parties, exposing sellers to risks such as fraud, misuse of personal information, fake listings, and unauthorized marketing.
As agents and brokers, let us maintain professionalism, protect client confidentiality, and follow the right process. Trust is very important in this business, and we should make the work easier, safer, and more transparent for everyone involved.
