Your building often gives you warning signs before a problem becomes more expensive.

Have you noticed any of these?

• Recurring damp patches or water stains
• Musty smell or visible mould
• Peeling, blistering or bubbling paint
• White salt deposits (efflorescence)
• Cracks that keep returning or widening
• Sagging or bulging ceilings or walls
• Leaks that come back after every repair
• Rust stains or crumbling concrete

If you can tick two or more, don't automatically patch it again.

Three leak locations don't necessarily mean three separate problems.

In a Tier 1 assessment of a four-storey office building in Nugegoda, we investigated persistent roof-slab leakage and traced three visible leaks back to a single waterproofing failure, with two water paths through the slab.

One of those paths also involved an electrical safety hazard.

The outcome was not simply another patch. The investigation established the likely cause, prioritised the actions required and identified the pathway for further investigation and rectification.

This is why diagnosis matters.

The place where you see the water is not necessarily where the building is failing.

Would you ask the person selling the repair to decide whether you need the repair?

A contractor's role is to carry out a repair. A diagnostic investigation has a different purpose: to establish what is actually happening before you commit money to a solution.

Our approach is:

1. INVESTIGATE – inspect the building, review available information and trace the cause.
2. CATEGORISE – identify defects and grade them by severity and priority.
3. PRESCRIBE – where required, develop an engineered rectification scope, drawings, specifications and tender documentation.

We don't sell waterproofing products and we don't carry out the repair ourselves. That separation is intentional — it keeps the advice focused on the building and the evidence.
