Same roof.
New rooms.
Better use of space.

What was once a carport is now two beautiful bedrooms, thoughtfully designed to give a son and daughter spaces of their own.

No need to reinvent the whole house when you can rethink the space you already have.

A little vision. A whole new purpose.

Mid-century soul. Surf house ease. Longboat Key living.

Rich woods, clean lines, and sunlit spaces give this vacation rental remodel a little nostalgia and plenty of style. Elevated living offers added peace of mind, while generous gathering spaces, a deck made for long dinners, and a dock out back keep the vacation going.

A coastal retreat with character, remodeled by Southtide Construction.

We build the places people call home. 𝗡𝗼𝘄, 𝘄𝗲’𝗿𝗲 𝗲𝘅𝗽𝗮𝗻𝗱𝗶𝗻𝗴 𝗶𝗻𝘁𝗼 𝘁𝗵𝗲 𝗽𝗹𝗮𝗰𝗲𝘀 𝘁𝗵𝗲𝘆 𝗺𝗲𝗮𝗻 𝗯𝘂𝘀𝗶𝗻𝗲𝘀𝘀.

Southtide now offers commercial build-outs and renovations, bringing our craftsmanship and personal approach to local shops, offices, coffee spots, and the spaces behind your next big idea.

Our residential work continues: custom homes, full gut renovations, storm damage restoration, and high-end custom carpentry. Commercial construction is the next chapter.

Behind it all is a family-owned company with deep Florida roots, led by John Rowell. With his transition from Certified Residential Contractor to Certified General Contractor, we’re expanding the scope of projects we can take on.

What stays the same? Our eyes for detail. Our trusted trade partners. Clear communication and hands-on involvement throughout your project.

We care about the original details worth saving, the new ones worth getting right, and the people trusting us with both.

Family owned. Florida grown.
More possibilities with Southtide.

Character is in. Cookie cutter is out.

This waterfront Longboat Key home already had what you can’t recreate: mid-century character, original details and a whole lot of personality.

So we didn’t try to turn it into something else.

We enclosed the oversized lanai to create two new bedrooms, added a balcony to take advantage of the waterfront setting, and worked with the home’s original character instead of wiping it away.

And peep that flooring. 👀

Old Florida homes don’t need to lose their personality to gain function. Sometimes the best remodel is knowing exactly what to change and what deserves to stay.

“This was not in the original scope of work.”

Why block?

This Siesta Key condo was built in the ’70s, right on the beach. After the storms damaged the original wood-framed portion, we had the opportunity to rebuild it differently.

This time, we went with block.

✔️ Stronger, more durable construction
✔️ Better resistance to moisture and rot
✔️ No termite worries in the block itself
✔️ Noncombustible
✔️ Built to better handle life on the Florida coast

We love restoring older Florida properties, but sometimes restoring means bringing them back better than before.

Some walls hold art. Some walls are the art.

Designed to make a statement and built by hand, this custom accent wall completely transformed the room.

This is the kind of detail we love bringing to a home.

The little things you’ll be really glad you thought about before the drywall goes up.

An outlet behind the toilet. Outlets in the soffits. Wiring for your security cameras.

None of them are the exciting part of building a house, but they’re exactly the kind of details that make living in it better later.

Save this one for your next build or remodel.
