If you’re buying land in Los Cabos to build, there are a few realities every project should account for from the start:

1. Permits take time. Municipal processes in BCS move at their own pace. Timelines need to reflect that from day one.
2. Material sourcing is strategic. Not everything available in the US is readily accessible here. The best projects balance imported finishes with high-quality local materials.
3. Contracts must reflect cross-border clients. Payment structures, milestones, and decision timelines should be designed for clients who aren’t on-site weekly.
4. Communication defines the experience. Consistent updates are not optional, they are what keeps clients informed and in control.

Most architecture firms in Los Cabos take every project they can. I take five.
Fifteen years ago, I made that choice, and it has shaped everything about the way I work.

Building a home in Baja California Sur from the US is not a simple project. You are committing serious money to a place you cannot always be, trusting someone to get hundreds of details right across time zones and permitting processes you have never had to navigate before.

What actually gives clients confidence is not a promise. It is room-by-room renderings before a single wall goes up. It is revising those plans as many times as it takes until the space reflects exactly how you want to live. It is me on the phone, not an assistant.

We have designed homes at Chileno Bay, Querencia, Palmilla Sur, and The Cove Club. We have won awards for the work. But the thing clients mention most is that it did not feel stressful.

That is the part I am most proud of.
