Is the Johor-Singapore Special Economic Zone (JS-SEZ) truly driving business growth, or mainly benefiting the property market?

Personally, I think both are happening — but real estate tends to move faster.

Over the past few years, Johor has seen growing attention around CIQ, RTS, Iskandar, MM2H, and cross-border investments. Property naturally reacts quickly when a new economic narrative begins forming.

But beyond the property momentum, I’ve become more interested in something bigger:

Will JS-SEZ eventually bring more companies, talent, capital, and long-term economic activity into Johor?

That curiosity is one of the reasons I started paying closer attention to industrial real estate.

Coming from a recruitment background, I used to work with many listed companies and multinational corporations. Most major operations were traditionally centred in Kuala Lumpur or Singapore.

Today, I’m starting to notice gradual shifts happening in Johor itself:
• More data centres
• More Singapore companies expanding here
• More industrial activity
• More cross-border business movement

Johor is no longer only attracting consumer traffic. The ecosystem itself seems to be evolving.

In some ways, JS-SEZ reminds me of the American Gold Rush.

The biggest winners were not always the miners, but the people building the ecosystem around them — railways, logistics, infrastructure, banking, and services.

Gold was only the trigger.

That perspective changed how I look at Johor today.

I no longer want to focus only on selling property. I want to better understand how infrastructure, industrial growth, connectivity, and business ecosystems may reshape Johor over the next 10–20 years.

As someone who grew up in Johor Bahru, seeing the RTS becoming reality still feels surreal.

Johor is changing.

And perhaps the most important question is not just whether prices will rise — but whether an entirely new economic ecosystem is slowly forming here.
