Job Title: Quantity Surveyor
Job Summary
The Quantity Surveyor is responsible for managing all costs related to residential house construction projects. This role ensures projects are completed within budget, on time, and in compliance with contractual and quality standards.
Key Responsibilities
Cost Management & Estimation
• Prepare cost estimates, budgets, and Bills of Quantities (BQ) for house construction projects
• Monitor project costs and control expenditure throughout the construction phase
• Conduct feasibility studies and cost planning for new residential projects
Procurement & Contracts
• Prepare tender documents and evaluate contractor and supplier quotations
• Assist in contract preparation, administration, and negotiation
• Manage subcontractor payments, claims, and variations
Project & Site Management
• Conduct site visits to monitor progress and verify work done
• Measure and value work completed for interim and final payments
• Assess variations, extensions of time (EOT), and claims
Financial Reporting
• Prepare monthly cost reports, cash flow forecasts, and final accounts
• Advise management on cost risks, savings, and value engineering options
Compliance & Coordination
• Ensure compliance with contract terms, building regulations, and standards
• Coordinate with architects, engineers, site supervisors, and clients
• Maintain accurate project documentation and records
Requirements & Qualifications
• Diploma / Degree in Quantity Surveying or Construction Management
• Minimum 2–5 years experience in residential / house building projects
• Strong knowledge of construction materials, methods, and pricing
• Familiar with standard forms of contract (PAM / CIDB / JKR – Malaysia)
• Proficient in measurement, costing, and Microsoft Excel
• Good communication, negotiation, and analytical skills
Preferred Skills
• Experience handling landed houses, terrace, semi-D, or bungalow projects
• Knowledge of local authority requirements and approvals
• Ability to work independently and manage multiple projects
Working Environment
• Office-based with frequent site visits
• Full-time / Contract (depending on company needs
