Is it really industrial land… or just agricultural land?
Some people get excited when they see RM25/sqft land listings —
only to find out later it’s agricultural land, not approved for factories.

✅ Real industrial land must meet these 3 criteria:

1️⃣ The Land Title clearly states "Industrial" or "Perindustrian"
2️⃣ Located in an industrial zone, eligible for building approvals (DO & BP)
3️⃣ Comes with ready infrastructure – utilities, road, drainage, etc.

❌ Watch out for these red flags:

“Potential for future conversion” = You can’t build yet

“Great investment potential” = Might be undeveloped or unapproved

“Insider price” = You might be the first guinea pig

Story 1: "Buying Land... and Finding Out It's Mortgaged"
Story Content (English):

Ah Xing finally found a piece of land in a prime location at an attractive price.
The agent told him: "Don’t worry, the title is clean! Hurry and place a deposit or you’ll miss it!"

Afraid of losing the deal, Ah Xing rushed to sign the agreement and paid the 10% deposit.
But when his lawyer started the title transfer process, they discovered —
the land was already charged (mortgaged) to a bank!

Worse, the seller was facing financial trouble and couldn’t redeem the land.
The deal was stuck, the deposit was at risk, and legal battles would cost even more time and money. Ah Xing was devastated!

Key Reminder:
🛑 Before buying land, always:

Check the Land Title for any Charges (mortgage)

Verify property status (freehold/leasehold, vacant land or development land)

Let a professional lawyer review everything — never rely only on what the agent says!
