The Nigerian inflation rate hit its 65-month highest rate of 18.6% in June 2022. The impact of the uptrend in inflation is felt in almost all the sectors of the economy including the construction sector.
Prices of construction materials have been rising astronomically in recent times. Cement prices for instance increased from N3,500 in January to N4800/bag as of today. Fuel prices rose from 165/litre to N180/litre and steel prices rose from N345,000/tonne in January this year to N468,000/tonne as at end of June 2022, lubricants prices have increased by over 30% margin between January 2022 and June ending.
A wide range of factors has been suggested to be responsible for this ugly trend. Some of the factors include supply chain disruptions as a result of the Russian-Ukraine war and the volatility of the foreign exchange market in Nigeria.
Whatever the underlying cause, price fluctuations due to an uptrend in inflation represent a profound risk to construction projects. These fluctuations are not only causing unanticipated spikes in construction costs but also may lead to the abandonment of projects and a litany of disputes in the industry.
This article will explore some cost management and contractual strategies that can be deployed to mitigate the impacts of the upward inflationary trend on the successful delivery of construction projects.

On Tuesday 19th July 2022, the Governor of the Central Bank, Godwin Emefiele announced that the Monetary Policy Committee of Apex Bank, Central Bank of Nigeria has unanimously voted to increase the Monetary Policy Rate (MPR) from 13% to 14%. This decision is taken to reduce the money supply in the economy in order to tame the rising inflation trend.
The immediate impact of this on the construction industry is that projects will become more expensive as the cost of funds will increase. The profit margin will shrink for construction companies and real estate developers as they might even have to shell out their own money to pay for increased interest rates on loans.
