FACTORS THAT DETERMINE THE DEPTH OF YOUR FOUNDATION

The depth of a foundation is one of the most important decisions in any building project. Many people just dig “2 feet, 3 feet, or 4 feet” because that’s what their bricklayer said — but in engineering, foundation depth must be calculated, not guessed.

Here are the major factors that determine how deep your foundation should be:

Type of Soil
Soft clay, loose sand, organic soil, or swampy areas require deeper foundations because they cannot carry heavy loads near the surface. Hard lateritic soil, gravel, and rock allow for shallower foundations. This is why a proper soil test is important before you start.

Load of the Building
A bungalow and a duplex cannot have the same foundation depth. The heavier the building, the deeper and wider the foundation must be. Columns, beams, slabs, and roof loads all transfer weight down to the soil.

Water Table Level

OTHER EFFECTIVE METHODS TO CURE CONCRETE WHEN WATER IS NOT AVAILABLE

Concrete curing is one of the most important stages in construction. Proper curing ensures that concrete gains strength, durability, and resistance to cracks. Normally, we use water to cure concrete, but what happens when water is limited or not available at all?

In such situations, there are other reliable curing methods that still help the concrete retain moisture and develop strength properly.

Membrane-Forming Curing Compounds

These are chemicals sprayed on the concrete surface immediately after finishing.
They form a thin film that prevents water inside the concrete from evaporating too quickly.
They are useful for slabs, pavements, driveways, and areas far from a water source.

To apply:
Spray evenly on the surface once the sheen disappears.
Make sure the concrete is not dusty or dirty before applying.

Polythene Sheets

Plastic sheets or polythene can be used to cover the concrete.
The sheet traps moisture inside the concrete and stops evaporation from wind and sun.

WHY DELAYING YOUR PROJECT IS COSTING YOU MORE

Many people think delaying their building project will help them save money, but the truth is the longer you wait, the more the cost keeps increasing. Construction materials don’t wait for anybody. Prices change every month, sometimes every week, and every time you pause your project, you are indirectly increasing your total budget.

When you delay your foundation, block work, roofing or finishing, you expose yourself to market inflation. Cement may be 6k today and become 7k before you are ready. A block that is 450 today can become 550 next month. Even workmanship increases with time. Nothing remains constant.

Delays also weaken your project momentum. When you stop work for too long, artisans lose interest or move to other sites. You may even need to re-do things like clearing, re-excavation or site preparation due to erosion or weather damage. That is extra cost that could have been avoided.

Another hidden truth is that delaying makes you spend money on things that are not part of your project. Any builder will agree that the longer your project stays untouched, the more you waste money on unrelated expenses instead of pushing your dream home forward.

Many people rush into building projects because they are excited, pressured, or simply want to “start something” before the year ends. But the truth is this: starting a foundation without proper preparation is the fastest way to waste money, delay your project, and face structural problems later.

Before you lay that first block this year, take your time to understand these key points:

Land Verification
Make sure your land is verified and free from disputes. Don’t rely on “my uncle said it’s genuine.” Get proper documentation, check the coordinates, and confirm everything legally before you spend a single naira on foundation work.

Know Your Soil Type
Different soils require different foundation types. A bungalow and a duplex do NOT use the same foundation if the soil is weak. Conduct a simple soil test or a bearing capacity check so you don’t under-design or over spend.

Have a Complete Drawing
No professional draws a plan on site. You must have your architectural, structural, mechanical, and electrical drawings ready. Guesswork on site leads to rework, wastage, and money loss.

Calculate Your Actual Budget

Let me tell you the b!tter truth:

A lot of Nigerians don’t understand why we use 9-inch blocks.

They just want to save money, so they say, “Abeg, use 6-inch block. E no matter.”

But it matters a lot.

I once visited a site in Asaba where a newly completed two-storey building started cracking barely three months after plastering.

When we checked, guess what?

The builder used 6-inch hollow blocks for all the load-bearing walls from foundation to the last floor just to “save cost.”

The same man who saved ₦300,000 or more on blocks ended up losing over ₦10 million trying to fix structural damage.

That’s not wisdom. That’s w@ste!

The 9-inch block isn’t about “size.” It’s about strength, stability, and safety.

It carries more load, reduces wall cracks, and helps distribute stress evenly through the structure.

So when your mason or contractor tells you to “manage 6-inch,” ask them, who will manage your life when that wall c0llapses?

Let’s be clear:

The money you think you’re saving with cheap materials or smaller blocks especially while dealing with load bearing walls will come back for you and not in a good way.

If you truly want to save money, build once and build right.

Before you approve any block work, ask your engineer one simple question:

“Are we using the right blocks where necessary?”

If they can confidently say yes, then you're good to go.
