In construction, many people only notice problems when something goes wrong. An example is when a structure sits outside its intended position.

At that point, correction becomes expensive and stressful.

But most of these problems begin much earlier, long before the foundation is dug or when reinforcement is being placed. They begin when proper measurements and professional guidance are ignored.

Surveying may not always be the most visible part of a project, but it is one of the most critical. It establishes the truth on the ground and ensures that what is built aligns with what was planned.

When accuracy is handled properly at the beginning, many future problems simply never appear.

Behind every well positioned building is not luck. It is the result of coordinated professional input.

Before construction begins, the surveyor establishes the true boundaries of the land and performs the setting out. This ensures the structure is built in the correct position, respects required setbacks, and aligns with the approved design.

Without this step done correctly, even a perfect architectural drawing can be wrongly implemented on ground.

The architect defines the vision and translates the client’s needs into functional design. The engineer ensures structural safety and stability. The builder brings the design to life. Each professional plays a critical role, and the absence or negligence of one can affect the entire project.

Setting out, in particular, is where accuracy becomes reality. It is the point where drawings meet the physical ground. Errors at this stage can lead to costly adjustments later.

The photos below show one of our recent setting out exercises at Iyaganku GRA, Ibadan. Moments like this may look simple, but they carry the responsibility of ensuring the entire structure begins correctly.

One of the most painful conversations I have with people is when they discover a problem on land they already paid for.

Not because the problem could not be detected. But because proper checks were not done before payment.

I have seen situations where

• The land size was different from what was promised

• The land was already committed to another buyer

• The boundaries on ground did not match the paper

• Or the land was affected by government acquisition, road alignment or other restrictions

These issues do not start on site. They start from the moment proper verification is ignored.

Land is not something you rush into because the offer sounds urgent. A genuine property will still stand after proper verification.

Setting out is often seen as one of the simplest parts of construction. Many people assume you arrive on site, place your controls, pick your points, and mark positions. Yes, it looks easy from the outside.

But every experienced surveyor knows the truth. No two sites behave the same. Every site has its own peculiarity.

There are sites where everything aligns naturally, especially when the surveyor is involved from the beginning. Boundaries are intact. Access is clear. Control points fall into place. Work progresses smoothly.

And there are sites that truly test your understanding. Sites with disturbed beacons, physical constraints, incomplete references, and conflicts between drawing and ground reality. In such moments, setting out stops being routine and becomes professional judgment.

As surveyors, we do not force the site to obey assumptions. We study it. We understand it. We work with its conditions while preserving accuracy and design intent. It may take more time than expected, but precision is never rushed.

The difference is not just the equipment. It is the ability to read the site and respond correctly.

For over a year now, I have seen families cry.

I have seen houses demolished.
I have seen people lose what took them years to build.

Not because they did not work hard.

Not because they did not have good intentions.

But because of an avoidable mistake: buying land and building without proper verification.

The truth is this: government may have its own shortcomings, policies may change, and infrastructure projects like road corridors may suddenly come into play. But in most cases, the bigger problem is that many people bought land without proper verification, accurate survey, or genuine building approval.

Land is not something to assume. It must be verified. Boundaries must be confirmed. Survey plans must be accurate. Approvals must be genuine. When these steps are skipped, the risk is transferred to the buyer, and the consequences can be painful.

This message is not to blame anyone. It is to educate and warn.
Before you buy land.
Before you build.
Please verify.

Most people admire a finished building, but very few understand the critical work that happens before the first block is laid.

This is why it is important to carry out essential early-stage survey works such as setting out, boundary verification and adjustments, benchmark establishment, height determination, and excavation depth confirmation. These activities ensure that what is built on site aligns accurately with the design and approved plans.

These early-stage survey activities may not look dramatic, but they determine everything: structural alignment, safety, drainage behavior, and the long-term performance of the project. Any error at this stage multiplies later and becomes expensive to correct.

This is why successful projects respect process. Accuracy at the foundation stage is not optional; it is the difference between confidence and regret.

Many estate projects struggle not because the vision is bad, but because the foundation was wrong.

Before any serious clearing, fencing, or layout begins, certain professional steps must be taken. Perimeter confirmation helps you know exactly what you own and where it starts and ends. This prevents boundary disputes and future problems.

A topographic survey is also very important. It shows drainage flow, land levels, road direction, and the best way to plan plots and infrastructure. Skipping this step often leads to flooding, poor roads, and costly corrections.

Starting a real estate project can be stressful, but it becomes much easier when professionals are involved from the start.

Yesterday, we were in Osogbo, Osun State, to support a friend and partner company (Heblon Global Resources) as they began a new estate project. Our work included confirming the land perimeter, guiding the site clearing, and carrying out a topographic survey that will help with proper layout design, drainage flow, and overall planning.

This stage is very important. Many estate problems today come from skipping the foundation work or bringing professionals in too late. There are clear steps every estate should follow, and I’ll be sharing some of these processes soon to help and guide intending estate developers.
