Cracks in Your Building – Should You Be Worried?
Not every crack in a building is harmless but how do you know the difference?
Cracks are common in buildings and are often ignored or dismissed as minor defects. However, while some are superficial, others can indicate deeper structural issues that require attention.
Broadly, cracks fall into two categories: non-structural cracks and structural cracks.
Non-structural cracks are usually caused by plaster shrinkage, temperature changes, or minor settlement. They affect only surface finishes and do not compromise the building’s integrity.
Structural cracks, however, are more serious. They may signal stress or failure within key structural elements due to foundation movement, poor construction, or excessive loading. If ignored, they can worsen over time and pose safety risks.
Warning signs include cracks that widen over time, appear diagonally around doors and windows, run deep into walls, or are accompanied by doors and windows becoming difficult to operate. Separation between walls and ceilings is also a concern.
The challenge is that many property owners cannot accurately assess the severity of cracks, leading to delayed action until the damage becomes costly.
