Day one at the Eastern Surveyors Forum 4th AGM in Anambra, and it started with a foundation.

We gathered at UNIZIK for the foundation laying of a new block of classrooms for the Department of Surveying and Geoinformatics. Surveyors spend our careers setting out other people’s foundations, so there is something special about seeing one laid for our own profession’s future.

After that, the cocktail party brought surveyors together for good conversation, laughter, and connections that carry well beyond one weekend.

This is also the Surv. S. G. Wokemba Memorial Lecture edition, so I am looking forward to what comes next. 🌍

Here is a site plan of the structural grid for a setting out survey. Those numbers and letters on the wall tell the whole story.

The 1, 2, 3, 4 running one direction and the A, B, C, D running the other are your structural grid lines. Every column on this building sits at the intersection of a number and a letter. Column A1. Column B3. Column C2.

As a setting out surveyor, my job is to transfer every single one of those grid intersections from this plan onto the physical ground with millimetre precision. Each intersection gets marked and referenced so the structural engineer and contractor know exactly where every column, beam, and pile goes before a single cubic metre of concrete is poured.

This grid is the skeleton of the entire structure. Getting it right on the ground is everything.

Boundary survey completed for a client in Lagos.

Every corner point of the property located from existing survey records and control data, verified against the title documents, and physically marked on the ground with certified accuracy.

A boundary survey is one of the most important surveys a property owner in Lagos can commission. It tells you exactly where your land starts and ends. It gives you a certified, defensible record of your boundary position. And it catches encroachments, shifted fences, and neighbour assumptions before they harden into disputes that take years and significant legal fees to resolve.

Ground truthing a setting out survey of pile points done by another surveyor.

Ground truthing is an independent verification process. We go back to every staked pile point on the ground and check its actual position against the design coordinates using our own equipment and control network.

Every point confirmed. Every deviation from design recorded. Every discrepancy flagged before the piling contractor drives a single pile into the ground.

Because once a pile goes in, it does not come out easily. And a pile in the wrong position on a structural foundation is not a minor correction. It is a major problem.

Verify before you build. Always.

Bathymetric survey completed at Lagos Lagoon for a container terminal development project.

Before the engineering team can design and scope the dredging required to construct the retaining wall for this terminal, they need a verified, accurate picture of what the lagoon bed currently looks like across the full project corridor.

Land disputes in Nigeria rarely start with malicious intent. They start with avoidable gaps. Here are the most common ones.

1. Purchasing land without a cadastral survey. Without a surveyor establishing and certifying your boundary, you are relying on seller descriptions and rough measurements that have no legal standing when challenged.

2. Multiple sales of the same plot. Family land in particular gets sold and resold to different buyers, sometimes years apart, because no proper record of the first sale exists on the ground.

3. Missing or removed boundary beacons. Without physical markers in place, boundary positions become subject to interpretation, and that interpretation is always biased toward whoever is encroaching.

4. Overlapping government allocations. Two legitimately issued titles covering the same or partially overlapping parcels of land, creating legal ambiguity that only a court or the Surveyor General's office can resolve.

5. Failure to perfect title after purchase. Paying for land without completing the title perfection process leaves ownership legally unrecognised, making the property vulnerable to future claims.

A professional surveyor engaged at the right point in any land transaction addresses most of these before they become problems.
