Why affordable housing might just still remain a mirage in Nigeria.

‎With the just concluded AHFIS2025, it became clear to me the well intended efforts being put in place to close up on the 20 million housing shortfall desperately needed in Nigeria but certain aspects are overlooked which play vital roles in achieving this goal.

One of such is the lack or, if l may, total absence of R and D in innovative construction techniques in Nigeria. You see, affordablility is a function of the wage range of the intending subscriber and the price of the property putting also his or her age in mind. Sad to say, but both parameters are going the opposite direction in today's world. While the net pay of most Nigerians remain stagnant, cost of our traditional construction method is going up north day after day. The resultant high cost of properties only puts in within the reach of the wealthy who purchase same to probably sell at even higher prices putting housing acquisition further out of the reach of the very people affordable housing is designed for.

Whilst putting in place construction funding and easier accessibility to mortgages, we need to do more in research and development of new construction techniques that would require sourcing of materials locally, reduce delivery timelines lowering cost of labor and eliminate waste wherever possible.

The cost of housing needs to go down to levels middle and low income earners can afford via mortgages to bridge the gap between the affordable housing dream and reality.
