Although we did not win the Abe Bonnema Prijs 2025, we are proud to have been among the nominees! An important recognition of our work and our vision.

“A model of social sustainability”: this is how the jury described the project. According to the jury report, Baobab is “an exemplary project that demonstrates a great deal of thought, love, and design power”.

For us, Baobab shows how building transformations can be an alternative to demolition—turning empty or inefficient buildings into sustainable, affordable housing. This recognition for Baobab, our first realized project as a company, reinforces our belief that working with what already exists can create real, meaningful impact.

Thank you to the jury for nominating us, to all our project partners for making this project a success and special thank you to our client Jebber | SSH studentenhuisvesting for their trust in us.

Congratulations to Civic Architects for winning the prize and the other nominees bureau SLA - we are architects and Koen van Velsen architecten for their inspiring work!

🎉 5 Years of MOR Studio | Pushing for transformation

Over the past five years, transformation has been at the core of what we do.
Beyond individual projects, we have focused on systemising the transformation process — making it more affordable, efficient, and sustainable.

Using our research-based process called Transformatiemeter, we’ve scanned over 40 buildings in the past two years, for both public organisations, such as municipalities, and private companies with large real estate portfolios. By assessing location and building characteristics, we identify each building’s potential for transformation.

For the most promising cases, we’ve developed design concepts that turn empty buildings into much-needed housing for diverse user groups.

In collaboration with forward-thinking partners such as The New Makers and Respace, we’ve integrated biobased, demountable systems into our designs — enabling flexibility, reducing carbon impact, and making the construction process faster and future-proof.

Transformation, for us, is not just about what we design — it’s about how we design, and how we can make building transformations the new standard.

🎉 5 Years of MOR Studio | Knowledge Exchange

Over the past five years, sharing knowledge has been at the heart of what we do.

Through lectures, tours, and open conversations, we’ve connected with others to discuss pressing topics around our built environment — from the energy transition and housing crisis to creating affordable, environmentally responsible, and future-proof designs.

From giving building tours at our first transformation project, Baobab, (images 1,2), to our lectures on Net Positivity at the BNA Branchevereniging Nederlandse Architectenbureaus Architectendag (image 3) and the Cepezed Green Week (image 4), to hosting Knowledge Sharing Sessions (images 5,6,7) — each moment has been an opportunity to exchange ideas, voice concerns, and learn from different perspectives.

Here’s to continuing to share, question, and build together for the next five years!

Stichting Sjatoo 010 Clubhouse — Under Construction!

If you’ve driven along the N210 in Capelle aan den IJssel (Fascinatio Boulevard), you may have spotted this small timber building taking shape next to the vineyard. It’s the future clubhouse and storage for Stichting Sjatoo 010, a local urban winemaking initiative.

Built with circular and bio-based principles, it has a demountable foundation, a timber frame with wood fiber insulation, and — soon — a cork facade.

For now, the visible cementfibre plates might stand out. But they serve a key purpose: in our experimental, non-ventilated facade, cork forms both insulation and rain barrier. To safely handle incidental moisture without extra foils or glue, we chose cementfibre — a safer bet for this setup, since we’re testing many things at once: inside-out ventilation, off-grid use, and a sloped site.

If this experiment works out — if everything stays dry (we can remove a few cork panels after a year and check) — we’ll know for next time that a more bio-based option could also be possible.

Stichting Sjatoo 010 Clubhouse — In aanbouw!

Wie de N210 langs Capelle aan den IJssel (Fascinatio Boulevard) rijdt, heeft het misschien al gezien: een klein houten gebouw dat verrijst naast de wijngaard. Het wordt het toekomstige clubhuis en de opslagruimte van Stichting Sjatoo 010, een buurtinitiatief rond stadswijnbouw.

We bouwen circulair en biobased: met een demontabele fundering, een houtskelet met houtvezelisolatie, en binnenkort een kurkgevel.

Wat je nu ziet zijn de cementgebonden platen, die de buitenzijde vormen van onze dampopen wandopbouw — de kurkbekleding wordt later toegevoegd. De platen zelf zijn niet biobased, maar spelen een cruciale rol in deze experimentele gevelopbouw zonder ventilatiespouw. Ze zijn dampopen, hydrofoob en zorgen ervoor dat incidenteel vocht veilig afgevoerd wordt, zonder extra folies of lijm. Multiplex zou hier misschien ook kunnen, maar omdat we tegelijk meerdere innovaties testen (ventilatie naar binnen, off-grid gebruik, bouwen in een talud), hebben we voor deze component toch maar liever op safe gespeeld.

Als dit experiment goed uitpakt — als alles droog blijft (we kunnen over een jaar een paar kurkplaten loshalen en checken) — weten we voor de volgende keer dat we ook voor een meer biobased variant kunnen kiezen.

As we step into 2025, we’re reflecting on a successful 2024.

This past year brought exciting new projects some of which we haven’t announced yet but will be sharing with you very soon.

Our team has been dedicated, combining architectural design, technical expertise, and thoughtful collaboration in the real estate market to help unlock the potential of vacant building stock (image 1: MOR Studio team at the office).

Here are some of our highlights: Opening of the project in Utrecht for SSH studentenhuisvesting (2), Renovation Courthouse in Haarlem for the Rijksvastgoedbedrijf (3), Apartment building in Athens, Greece for private clients together with MX_architecture (4), Facade renovation in Limassol, Cyprus together with LARC-studio (5).
