Our founder Aidan Menzies has been painting houses and commercial high rise buildings since he was 16 years old,

Because Aidan had grown up within the industrial abseiling and commercial painting industry
it was a natural decision to start his own company in 2009 and since this time Aidan has developed ZFS into a highly regarded and respected member of the commercial and residential property maintenance industry

During their time in the industry ZFS has preformed services for almost every high rise commercial building in the Auckland CBD, preforming services from painting to cladding repair and washing
they have done it all and along the way invented many of the techniques that exist in the industry today. ZFS was developed out of Aidans focus on delivering a high quality for every part of the process, and each and every time, this is how the name Zenith came about the companies aim towards the highest possible ideal in everything that they undertake. This culture of aiming high has meant that ZFS has a list of clients that they preformed services for many years ago, that are willing to attest to the quality of their workmanship today, especially in their past residential painting projects. A mix of boom lift, abseil, scaffolding, remedial and coatings work all preformed in a high traffic and sensitive client situation.
Our planning and ex*****on was excellent, no complaints or mistakes. luck has nothing to do with it.

A difficult site operationally due to the nature of the buildings use and possible disruption to the clients who are families with new born baby's as well as mothers in the process of giving birth, along with high traffic and a nearby construction project.

A remedial survey was preformed prior to the project to identify scope and to produce remedial and coatings specification.

Scope included: Exterior water proofing, plaster and masonry repairs, protective coatings.

Happy to say that with careful management of the operations the project went off without a hitch ensuring happy tenants and happy clients.

Zenith was able to achieve a 15 year manufacture and workmanship warranty for our client and the building looks beautiful.

A borescope is a useful tool for inspection, designed to visually inspect hard to reach, narrow or restricted areas. It is an optical device, operated with a flexible or rigid extendable tube that contains a miniature camera at the tip. It is a less destructive method, as only a drilled hole is needed to view closed off areas rather than removing entire wall linings.

It is a valuable tool to help capture data on a property’s condition and get a clearer idea of the potential problems in areas that are out of reach. The ability to inspect all areas allows a thorough and accurate report to be provided for the client.

However, the narrow borescope camera can have a limited field of view, especially in tight spaces. While damage can be examined, but it can make it challenging to get a comprehensive view of larger areas or structures to determine the extent of the damage.

Examples of Applications in Building Inspection:

- HVAC Systems: Inspecting air ducts for mould, debris, or damage.
- Plumbing: Checking pipes for leaks, blockages, or corrosion.
- Electrical: Examining wiring in walls or conduits.

Zenith are experienced water leak and leaky building investigators. We utilise our knowledge in building construction and façade systems and industrial abseiling to properly diagnose and fix the problem.

To accurately access the performance of the façade system and determine the water ingress points and pathways, we often recommend conducting a water ingress test. Knowing the water ingress path ensures Zenith can recommend an accurate remedial solution.

On a previous project we water tested the roof structure of a commercial building that had been experiencing water leakage. Historic water marks and visual inspection of the roof initially pointed to the internal gutters as the causation of the water leaks. However, upon conducting AAMA 511 water ingress testing at three sites on the roof we discovered it was the faulty installation of the new flashing at the roof ridgeline and parapet junction that was the cause of the water leaks.

We documented our findings and outlined suitable remedial recommendations to fix this issue for the client.

The first step in the remediation of serious building issues is to diagnose the causation. Zenith are highly experienced and technically skilled at destructive and non-destructive testing, resulting in comprehensive building diagnostic data.

Zenith collect diagnostic data by utilising specialist scanning, moisture testing and imaging. The diagnostic data is then analysed into producing a comprehensive documentation of the findings by Aamsko Building & Property Consulting.

Testing allows an accurate and thorough report to be developed that pinpoints all of the buildings issues and sets out in great detail the existing situation that the building represents, this knowledge is then used to develop a detailed scope and specification for the project's aim.
