🔧 Maintenance Monday | Winter Damage Report Card 📋

Winter can be tough on properties. Months of rain, strong winds, damp conditions and colder temperatures can leave behind damage and deterioration that are easy to miss but costly to ignore.

As we head into spring, now is the ideal time to carry out a Winter Damage Report Card and check for signs of wear and tear. Look out for damaged exterior surfaces, roofing issues, blocked gutters, cracked sealants, peeling paint, moisture ingress, and areas where water may have accumulated over winter.

A proactive inspection now can help identify winter-related damage early, preventing small issues from becoming major repairs while keeping your property safe, weather-tight, and looking its best.

Finish Friday: Woolworths Estore - Various works

This week we’re showcasing the completion of maintenance works at the Woolworths eStore online fulfilment centre.

Our team carried out an exterior building wash, waterproofing and roof repairs, exterior maintenance, and a fresh coat of paint to revitalise the facility and enhance its long-term protection.

Working within a live operational environment, the project was carefully coordinated to minimise disruption while delivering a high-quality finish. The completed works have refreshed the building’s appearance and improved its resilience against the elements.

A great result by the team and another project delivered safely, efficiently, and to a high standard.

Last November, our team joined forces with Corporate Visas and TJ Photography to harvest 12 cubic metres of firewood for the Wood 4 Warmth charity initiative.

After drying over the summer at APS HQ, the firewood was distributed in June to families in need across the community. The APS team split into five delivery groups to ensure the firewood reached households efficiently and safely.

We're pleased to update that a number of families were able to enjoy a warm home throughout winter thanks to this collective effort. It was incredibly rewarding to see the project come full circle, from harvesting and stacking the wood to delivering it directly to those who needed it most.

A huge thank you to our co-sponsors, team members, and their families who dedicated their time and energy to supporting such a worthwhile cause.

Understanding PCBU Responsibilities When Engaging Contractors
One of the most common misconceptions we encounter when discussing health and safety with building owners, property managers and facilities managers is this:

“We’ve engaged a professional contractor. Surely they’re responsible for their own safety?”

The short answer is yes.

But also no.

Under New Zealand’s Health and Safety at Work Act 2015, engaging a competent contractor does not remove your obligations as a PCBU (Person Conducting a Business or Undertaking).

Instead, it creates shared responsibilities that require both parties to actively manage risk.

Understanding where those responsibilities overlap is critical.

What a 35-Year-Old Business Can Offer You That Money Can’t Buy
Thirty-five years of the peaks and troughs that come with a seasonal service offering means we can anticipate what our clients need, and when they need it.
Thirty-five years means we have grown organically alongside the demands of the industry and the needs of our clients.
Thirty-five years brings a legacy of knowledge that allows us to offer methodologies we could only have developed through trial, experience and learning.
Thirty-five years means we don’t just say we are only as good as our last job.
We KNOW we are only as good as our last job.
What it doesn’t do…
It doesn’t allow us to know what the next five, ten or fifteen years will look like.
BUT it has taught us to be agile enough to flow and grow with whatever comes next.
Side note: If we were a guy, our frontal lobe would finally be fully developed.

🔧 Maintenance Monday: Keeping Auckland's Public Spaces Safe and Well Maintained

The best maintenance often goes unnoticed, but it plays a vital role in keeping public spaces safe, functional, and looking their best.

Recently, our Building Team completed the replacement of Purple Heart timber bumpers in Auckland's Viaduct. These protective elements are critical for safeguarding waterfront infrastructure from everyday impacts and the harsh marine environment, where salt, moisture, and weather can accelerate deterioration.

The project involved removing worn timber bumpers, treating existing fixings to prevent corrosion, and installing new timber protection designed for long-term durability. Working in a busy pedestrian area also required careful planning, daily safety management, and close coordination to ensure public access was maintained throughout the works.

Regular maintenance of public assets helps:

✅ Extend infrastructure lifespan
✅ Improve public safety
✅ Reduce long-term repair costs
✅ Maintain attractive and functional public spaces

Projects like these are an important investment in Auckland's waterfront, ensuring it remains safe, resilient, and enjoyable for residents, visitors, and businesses alike.

Finish Friday: Toolbox Week ✅

It’s been a busy and productive Toolbox Week at APS!

To ensure everyone had the opportunity to participate, our team was divided into several groups across multiple days, with both salaried and trade staff completing a range of competency assessments and refresher training.

Here are some of the key topics covered during the training:

✅ SSSP (Site Specific Safety Plan) Inductions
✅ Height Safety Training and Assessments
✅ EWP (Elevated Work Platform) Operations
✅ Knuckle Boom Operations
✅ Environmental Site Protocols and Responsibilities

These sessions are an important part of maintaining our high safety standards, ensuring our people have the knowledge, skills, and confidence to work safely and effectively on site.

A big thank you to everyone who participated, shared their knowledge, and embraced the assessments. Continuous learning and competency development are key to keeping ourselves, our teams, and our clients safe.
