Brosnan

Brosnan Brosnan is your building remediation, refurbishment, and restoration partner.

Brosnan provides our customers confidence that their most valued asset is in safe hands. In 2010, Phil Brosnan established Brosnan Construction with the purpose of “making a positive difference” and the desire to build a sustainable business that would last for generations. Longevity is the underlying ethos, connecting directly with our customers’ needs in the remediation, refurbishment, and resto

ration of their buildings. Following the 2010 and 2011 Canterbury earthquakes, in April 2013, Phil and his brother Craig established Brosnan Construction in Canterbury to assist with the rebuild. In December 2015, a Queenstown office was established to meet the growing demand in the Otago region. As part of our commitment to building refurbishment and restoration, in April 2021, we opened an office in Wellington to service the Lower North Island. In mid-2021, we rebranded as Brosnan and introduced Brosnan Maintenance, reflecting the increased value we can deliver to customers beyond construction services. Our customers can now enjoy the continuity of a high-quality building lifecycle service. From design management, early contractor involvement and construction to long-term maintenance, as well as finance and insurance services, Brosnan provides our customers confidence that their most valued asset is in safe hands.

The new facility we are building for long-standing partners in Half Moon Bay is taking shape.

We are currently commencing the interior fitout of the first building, including installing fire doors and standard doors, as well as finishing (skirtings & architraves).

The high standard of quality of our in-house carpentry team reflects their attention to detail, coordination, and pride in their work.

Brosnan is responsible for all the carpentry on the project, including timber & steel wall framing, roof framing, building envelope, and internal finishing.

A safe working environment is only possible thanks to our skills, experience, and knowledge in large-scale builds.

Last Friday, Regional Manager Simon Litten and Chief Operating Officer Andre du Plessis represented Brosnan at the sod turning and iwi site blessing for the new 9,000 m² Bunnings Warehouse development in Taupō.

Initiated and led by Bunnings, the blessing acknowledged the cultural significance of the whenua, paid respect to mana whenua, and recognised the connection iwi have to the land prior to construction commencing.

Led by Reo Waara (Āpotoro), alongside kaumātua and hapū representatives, it set a strong and respectful foundation for the project.

This Design & Build project provides a great opportunity for Brosnan to showcase our capability and expertise on a large-scale development.

A big thank you to Greg Williams, Bunnings Project Manager, for coordinating this important milestone.

We’re thrilled to announce that the Huka Lodge won the National Category for Tourism and Leisure and Gold Award at the Master Builders' 2026 New Zealand Commercial Project Awards.

It was an honour to be trusted with the refurbishment of the iconic Lodge, a project in which we comprehensively redesigned, remediated and extended the 17-acre estate beside the Waikato River on the “grand dame of luxury lodges”.

The judges noted the care shown at every level, from the quality of the craftsmanship to the way the new construction sits naturally alongside the existing building. Standing out was the way we worked closely with the client and design team, using a six-month early contractor involvement phase and smart technology with precision and deep regard for the original building.

A huge thank you to partners 22 Degrees, Christian Anderson Architects, Dean, Murray & Partners Quantity Surveyors, Frequency, HFC Group, Core50, Virginia Fisher Design, and Susan Turley Landscape Design, and to collaborators! This win belongs to all of us.

Since the start of the year, we have completed a few projects for Spotlight.

Starting in March at their warehouse in Tauriko (Tauranga), we completed a full fit-out of the site’s electrical, metalwork, and swing doors. Then, in the same period, we refurbished (electrical, plastering, and ceiling work) and painted their Hamilton store.

But the big job was Spotlight Botany: We delivered the conversion of an existing 2700 m2 space into a new store, upgrading the main entrance, completing a range of internal and service work, and finishing with the remediating of the building's external façade.

Photos below of the projects in order: Spotlight Botany, Spotlight Hamilton, Spotlight Tauriko.

We thought you might have missed our logo in the busy Auckland CBD, so we are back, now on Hobson Street.

The project involves comprehensive façade maintenance and roof replacement works on the multi-storey building, including brick remediation, the installation of a new plaster system, roof demolition and reconstruction, new flashings, and associated trade works.

After some early feasibility advice with the client, the level of detail we went into clearly demonstrated that we understood how to deliver this complex project.

One of the most striking examples of Brosnan ingenuity is the development of the Material Handling Unit (MHU).

Employed at the Oaks Queenstown Shores Resort project in Queenstown, located on the shores of Lake Wakatipu, the site was challenging. It sits directly off the busy main road into Queenstown and slopes down to the lakeshore, severely limiting access.

‍The Material Handling Unit was the project's lifeline. By aiding the flow of supplies in and waste materials out, the MHU limited the need for trucks to use the residential road. This was particularly critical given the sensitive live environment.

Early engagement between Brosnan and engineering partners enabled the design of an innovative Material Handling Unit (MHU), thereby transforming the project's viability.

Last week, we invited team members to our Chapel Downs School site to tour the site and see the project's progress.

The group was guided by Brosnan’s Project Manager, Kirstin Ge**er, and Site Managers Ruaan van den Berg and Riaan Moller, to the new 3-floor building (Stage One), where we are adding 16 new classrooms and support facilities.

The ground floor is the most developed area to date, with the team working on completing the ceiling and then the splashback installations. Eight training facilities are being finalised there, each equipped with kitchens, integrated units, and breakout spaces.

The kura is in Flatbush, Auckland, with more than 600 students from years one to six. Flatbush is one of Auckland's fastest growing suburbs, which will result in the project upgrading the school into a Junior School that will cater for years one to ten.

Shout out to Maria Dela Torre for the pictures of the event!

Our comprehensive remediation and redesign of Huka Lodge has been nominated for the NZ Commercial Project Awards.

Brosnan joined a world-class design team to provide specialised buildability, procurement, and value engineering advice, ensuring the transformation honoured the original lodge’s character while elevating every aspect of the guest experience.

The project included the expansion and upgrade of al fresco areas, complete refurbishment of the main lodge, including five dining areas, staff offices, and a kitchen, and the addition of luxurious wellness facilities with tranquil spa rooms and a modern gym.

The project wouldn’t have been possible without our partners and collaborators, and we look forward to sharing this recognition with them at the awards gala on 15 May.

The weathertightness remediation of 11 Tom Pearce Drive has been successfully delivered.

Located within the Auckland International Airport precinct, the building required comprehensive remediation works to address existing weathertightness issues.

The scope included removal of the existing ACP cladding and replacement with Nu‑Wall vertical cladding, replacement of all external facade timber with new, installation of new window joinery, construction of a new roof and gutter system, and the installation of structural steel wind beams and structural steel posts to the facade in line with the design intent.

Describing it doesn’t do justice to the work our team delivered, so have a look at how the building looks below!

We are proud to celebrate Jake Whitaker's 10-year anniversary with Brosnan!

Starting as a carpenter with us in 2016, Jake has steadily risen through the ranks with his characteristic motivation and professionalism, progressing to Foreman, then to Construction Supervisor in 2021, and to Construction Manager in 2022.

He has contributed to several key projects, including the University of Canterbury Locke and Logie Buildings, Wellington College, Queen Charlotte College, and many others. Over the past 18 months, he has been managing more than 50 carpenters across three of our largest projects in Queenstown.

A familiar face at our Annual Excellence Awards, from winning the “Looking After Your Mate H&S Award” at the very first event in 2021, the "CEO Award" honourable mention for 2023, winning the "Taking Ownership Award" for 2024, and being nominated every year, to serving as a judge for the trades-focused awards, Jake remembers his first job with us: putting up a fence at the Waltham swimming pool just around the corner from our current Christchurch office.

Thanks for all you have done for the past 10 years, Jake, and here's to the next 10!
