Those thresholds come from Schedule 1 of the Building Act 2004 — which sets out exemptions for building work that doesn’t require a building consent.

Two things catch people out.

Exempt doesn’t mean unregulated. Work on the exempt list still has to meet the Building Code. The exemption removes the building consent process, not the standard — and the gap between those two can show up years later, particularly when a property changes hands.

And a building consent isn’t the only consent. Your project might still need resource consent for the same job, depending on the zone, any overlays, and where it sits relative to your boundaries.

Two houses on the same street can have completely different building constraints.

Site coverage, height in relation to boundary, yard setbacks, drainage, easements, overlays and site-specific conditions can all affect what’s possible — and none of it is obvious from the footpath.

This is why we recommend a Build & Feasibility Review before you commit too far to plans, quotes or a building contract.

We look at whether the proposed design is realistic to build, the likely consent pathway, what documentation may be required, and what needs to happen first, second and third.

Most reviews are completed within a few working days. It’s a relatively small step early on that can help avoid expensive redesign and delays later.

If your home was built between the mid-1990s and early 2000s, it pays to understand how it was designed and constructed.

Some homes from this period—particularly those with direct-fixed monolithic plaster cladding—can have a higher risk of hidden weathertightness issues. That does not mean every home has a problem, but factors such as limited eaves, complex rooflines, balconies and missing drainage cavities can increase the risk.

For plaster and monolithic homes, early warning signs can include cracks wider than the edge of a credit card around windows or corners, persistent musty smells indoors, brown staining, or paint that continues to peel despite being repainted.

One sign on its own doesn’t always indicate a problem, but when several appear together, it’s worth investigating—particularly if your home was built between 1994 and 2004.
