Community Housing is where resilience is built.

It's a place for our elderly, our disabled citizens, and our diverse families to find security and support. But when housing is inaccessible, the whole community suffers.

With 17% of the population needing accessible features and the official ‘target’ only at 15%, we are building a cycle of crisis.

This systemic failure strains essential services and forces vulnerable residents into homes that undermine their health and dignity.

We need to invest more in Universal Design (UD) now. UD means building in essential features like level access and adaptable bathrooms from the start.

This approach ensures these homes become flexible, high-performing assets that support whānau across all stages of life.

Choosing UD is the strategic way to reduce long-term system costs and guarantee that our community homes are fit for purpose for everyone.

You’re not alone.

The core reasons main contractors let homeowners down:

• They overbook projects, leaving your site running on fumes.
• They push work onto the cheapest sub-contractors with no quality oversight.
• They lack the simple project systems needed to manage a large build.

This isn't just frustrating; it's a huge financial risk.

Before you sign a contract, demand these 4 things:

1. The Communication Promise: Who is your single point of contact, and how often will you receive scheduled updates? (A text response 3 days later is not a system.)
2. Proof of Systems: Ask to see their project management software. If they are running a large build on spreadsheets and sticky notes, walk away.
3. Vetted References: Speak to their last two clients. Ask specifically about problem resolution and communication quality.
4. No "Vague" Lines: The contract must be highly detailed. Cheap, vague estimates are the main cause of massive price gaps later.

PS: Is the MC selling you a cheap price, or selling you a robust, accountable process? The difference is your peace of mind.
