WHY INVEST IN COMMERCIAL PROPERTY?
- Interest paid on a commercial property mortgage is a legitimate business expense for tax purposes
- Commercial lease agreements are generally long term
- The Residential Tenancies Act does not apply to commercial property
- Tenants typically pay for expenses (known as OPEX or outgoings), such as insurance and rates
- The Bright Line property rule does not apply to commercial property (capital gain is not taxed, even if sold within 10 years)
- The net return on commercial property (after outgoings are deducted) is usually higher than residential property of the same value.
