Modernising this charming heritage home in preparation for auction was a balancing act of respecting its original character, while enhancing its functionality and giving it that fresh market-ready appeal.

A carefully planned, full internal refresh resulted in a light, inviting space with updated finishes and vastly improved flow.

While this Kiwi classic has a new lease on life, it still retains the essence of what makes a bungalow so unique and as a team of passionate carpenters, this was a real privilege to work on.

You could be forgiven for thinking so.

Same bathroom - different lighting.

Understanding the impact of lighting, when researching materials for your bathroom renovation, is essential for creating the perfect ambiance.

Your favourite tile or paint colour can look entirely different under various lighting conditions. So, to ensure your bathroom design hits the mark, before you lock anything in, first create a moodboard of inspiration.

Then, with your theme clear in your mind, gather samples of the materials based on this (gather more than you think you need) - tiles, paint swatches, flooring and benchtop samples, discs for tapware. Many suppliers will offer these for free, or just a small fee. Our team can put you in touch with some of Auckland's preferred suppliers if need be.

Never choose anything in isolation and just hope the design will feel cohesive - once installed this can be very costly to change. Lay them out together and play with combinations until you find one that fits your vision. You can add in samples for soft furnishings to help bring it all together.

Test this in different lights. Place these samples in your bathroom and observe them at different times of the day, as well as under different lights. Notice how natural and artificial lighting affect your choices. If you're not happy with a particular sample - swap it out until you are. Taking photos can help here.

BEFORE and AFTER exterior renovation - Glenfield.

As part of a larger subdivision project, this existing house was relocated to allow access to the newly created rear lot.

Moving the house a mere rulers length to gain Council approval, the house was lifted and moved sideways.

Although a seemingly painstaking box to tick, on the flip side, it was seized as an opportunity to renovate and increase the value of this ageing home.
