Our Winter 2025 Villa design is now in, and we're working through the fine tunings and specifications for one and two bedroom units. This was a bit of a moment, and very heartwarming to see how happy Tina and Nikki were to be on their new deck. Our builders, (Alannah, Jon and Billy [the dog]) were pretty pleased too with the results of the final Council inspection for our first ever accessible tiny home. The design allows for the hoist to go anywhere in the building, and it all works together as a unit seamlessly.

After reviewing materials and labour costs, we're pleased to say that we can keep the cost of our standard sleepout down to under 20K. It's now $18,500 ex our yard and including GST. It looks like BULLS NEEDS RENTALS. There's never many on Trademe, and they're normally really expensive. For young people moving out of home here, there's not many places for them to go in this town, and Ohakea growing just adds more housing pressure. So I had a rental appraisal done on a two bedroom design we've got on file, and then an 'as built' valuation for the unit on the land we have, and the gross yield is around 9%. I'd like to develop around 10 dwellings on the land behind the shops in High St, and have got consent for similar size properties 2 doors up the road. I'm also thinking one bedroom units would help pensioners because there's not a lot out there for them either. It'll take quite a bit of dough to build these so am open to property investors either buying all or part of the proposed units at the appropriate time (we're working on a part ownership system with our lawyers at the moment), and if you'd like to register your interest, just send us a message.
