The charm of bright, sunny days can sometimes hide potential property concerns. Be mindful of common defects that arenโ€™t immediately obvious.

For example, moisture issues like mould, leaks or poor insulation may be less noticeable in dry weather. Itโ€™s crucial to inspect areas such as laundries and bathrooms where signs of dampness or inadequate ventilation could appear. Roofs and gutters should also be checked for wear that might cause problems in winter.

The extended summer daylight hours in Christchurch offer a big advantage for house hunting. These longer days allow flexible scheduling for viewings and thorough inspections.

โฐ Visit properties at different times of the day to see how natural light affects interior spaces and reveal potential lighting or heating issues that might not be apparent initially.
๐Ÿก Inspect outdoor areas, as good weather conditions are perfect for assessing gardens, patios, and the house's general external condition.
๐Ÿš Use this time to check for common house defects, such as damp spots or roof issues, which might be less visible in lower light.

Maximizing daylight for inspections ensures a complete understanding of the propertyโ€™s condition and its suitability for your needs.

Using an independent building report is key in this process. Such reports offer a thorough review, identifying defects that aren't visible during casual visits, ensuring you aren't surprised by expensive repairs later.
