There’s been a noticeable shift in the types of homes people are wanting to build across Central Otago.

A few years ago, the focus was often on maximising size. Now, more homeowners are asking better questions around comfort, functionality, and long-term liveability.

How does the home perform through winter?
Where does the afternoon sun sit?
Can outdoor spaces actually be used in shoulder seasons?
Will the layout still work 10 years from now?

Those considerations are becoming far more central to the design process — particularly in growing areas around Wānaka, Cromwell, and Bannockburn.

Because increasingly, buyers aren’t just chasing lifestyle. They’re looking for homes that genuinely support it.

Not all subdivision sections in Central Otago should be approached the same way.

A flat site in Cromwell behaves very differently to an elevated section in Bannockburn or a wind-exposed site near Wānaka Road.

But often, people don’t realise how much those differences affect the way a home should be designed until much later in the process.

Things like winter sun, privacy, wind patterns, slope, and outdoor shelter all influence how the home will actually feel to live in long-term.

That’s why site-specific design matters more than ever across Central Otago.

The best outcomes usually come from designing around the conditions of the section — not trying to force a generic plan onto it.

What we're seeing from behind the design desk in Central Otago...

New builds...
- Despite the colder months rolling in, building activity across Central Otago certainly isn’t slowing down
- Designs officially enter the build phase at Shannon Farm
- We’re continuing to work on some incredible projects up in Hāwea, while Bannockburn remains a consistently busy pocket
- Another region firmly on my radar is Clyde (the next Arrowtown they reckon)

One of the more interesting shifts happening across Central Otago right now is the rise of smaller, lifestyle-focused subdivisions.

While large developments tend to dominate the conversation, many buyers are quietly gravitating toward smaller neighbourhoods that feel more grounded in the landscape around them.

Places like Bannockburn are a good example of this.

There’s often a stronger expectation around architectural quality, material selection, and how homes interact with views, sunlight, and surrounding terrain. A standard subdivision approach rarely feels quite right in these locations.

As the region grows, good design is becoming less about fitting a formula — and more about understanding context properly from the start.

Across places like Bannockburn and smaller lifestyle pockets around Cromwell and Wānaka, buyers are increasingly looking for something that feels more connected to the landscape and less like conventional suburban expansion.

People want walkability. Better sun. Trail access. A stronger sense of place.

And interestingly, it’s changing the way homes need to be designed too. Smaller subdivisions often come with more variation between sites — meaning orientation, privacy, wind, and topography start to matter a lot more than people expect early on.

There’s a common assumption that simpler homes are cheaper to design and build.

Sometimes they are — but they’re also easier to get wrong.

Because you’re relying on fewer elements, those elements need to be resolved properly. Poor orientation, awkward layouts, or missed opportunities with light can’t be fixed later with “extras.”

Simple design done well adds value. Done poorly, it’s much harder to recover from.
