Meet John Rowe, Director and Licensed Cadastral Surveyor at Tripp Andrews.

John has built his career helping landowners unlock the potential of their properties, combining extensive experience in residential land development with a strong background in rural surveying.

As a Licensed Cadastral Surveyor, he takes a practical, straightforward approach to every project, working through the technical and regulatory challenges to find the best outcome for his clients.

Growing up on a sheep and beef farm gives John a unique understanding of rural land, making him especially well placed to advise on subdivisions and land development opportunities across both urban and rural environments.

Sometimes the right solution isn't creating more lots. It's making better use of the land that's already there.

For this project in Glenbrook, our client had around two hectares of land that no longer suited their needs, while the neighbouring horticultural business was looking to expand.

Through a carefully managed boundary adjustment, we repositioned the boundary, guided the project through the resource consent process and helped ensure the transaction could proceed without unnecessary delays.

A key challenge was navigating a request from council that could have resulted in an unnecessary restriction being placed on the title. By finding a solution that worked for everyone involved, we kept the process moving while achieving the right outcome for both parties.

It's a great example of how the right advice can help unlock value and create opportunities that benefit everyone involved.

From 21st July, Auckland Council has approved a revised version of Plan Change 120 for renotification, bringing changes to building heights and density across parts of the city.

While around 85% of properties remain unaffected, the changes could have a significant impact on what can be developed in some locations.

From two Northcote sites to 14 well-resolved residential opportunities.

This project required far more than standard subdivision work, with a complex consenting pathway that included a full resource consent hearing and significant opposition from neighbouring parties. Despite an unusual notification decision by the duty commissioner, the application progressed through a robust evidence-based process supported by detailed surveying, planning, and engineering inputs.

Our role covered the full scope, from topographic survey and subdivision design through to hearing preparation, attendance, and engineering input for EPA approval, ensuring every technical and planning requirement was addressed with clarity and precision.

The result is a deliverable 14-lot development outcome, with a design that has stood up through scrutiny and has not been appealed.

A strong example of what happens when integrated surveying, planning, and engineering come together early in the process.
