Another Podliving project, another happy family.

In this project, all wall and roof framing is built using steel in place of traditional timber. This was the first time we have built using steel framing and we had a very pleasant experience.

Shortly we will be releasing an article outlining the pro’s and con’s of timber vs steel. This will assess how easy they are to work with, identify the design benefits each provide and highlight the cost difference between them. We think you will all be pleasantly surprised who comes out on top.

People always ask, can you please provide an example of unforeseen ground conditions that can cause a cost increase to our project.

So why not, here is an example.

We recently had to remove a large tree stump that was sitting right where our water tanks needed to be placed. Upon removal of the tree stump, we noticed higher then usual ground water levels caused by recent rains. This combined with sandy soil caused liquid faction to occur, making the ground very unstable and unable to support 2 x 25 ton water tanks.

To solve this issue, we had to dig out the hole quickly until it was clear of soft sand & water. We then placed a geotextile blanket at the bottom and sides of the hole to create a barrier between the the existing soil / sand. We then placed 150mm layers gravel into the hole and compacted it to create a solid, stable base. We then repeated this process until we reach the desired height.

This base is now ready for a 100mm sand screed before the tanks can be placed on top.

I am sure you can understand this involved a lot more machinery, materials and labour then was initially anticipated, that results in a cost increase in the earth works scope.

Here is a new unique type of steel screw pile design we recently use to combat a steep sloping site that had 1.5 metres of soil creep. Soil creep is where the top layers of soil are slowly sliding down the mountain side. To stabilise this, each pile and brace needed to be screwed 3 metres into the ground.

Screw piles were considered the favourable engineered solution over the alternative timber pile design in this project. The timber pile option would have seen post up to 9 metres in length, more difficult to install and would be a bulky 350-400mm in diameter.

Once these steel piles are painted black, it will give the floating effect to the building above.
