Summer says wide open deck. Winter says sheltered courtyard. Which one wins at your place?

I downloaded a floor plan off the internet and nearly signed a contract on it before anyone told me it wouldn't work on my section.

Most building mistakes are locked in before anyone picks up a pencil.

The section decides more than people realise. Where the sun lands. How water moves. What your foundations need to hold. Get those wrong, and no clever floor plan will save the build later.

That's why we walk every site before a single line gets drawn. We check the boundary setbacks, map the slope and drainage, note where the prevailing sun sits through the day, look at the outlook from likely living zones, and flag the soil type so foundations are costed properly from the start.

Most people walk into a tile showroom before they've even finalised their floor plan. That's where the overwhelm starts.

Fixtures feel like the fun part, and they are. But the order you choose in matters more than you'd think.

Here's the sequence we walk our clients through:

1. Layout first. Every tap, tile, and light depends on it.
2. Hard finishes next. Flooring, cabinetry, benchtops, tiles. The permanent stuff, chosen as one palette.
3. Soft finishes last. Tapware, handles, lighting. Easy once everything else is set.

Work through it in this order and the choices get easier as you go, not harder. ✨

A couple once bought a 1,000sqm section thinking it would give them endless design freedom.

The finished home faced the wrong way and lost the view entirely. The section wasn't the problem. The design process was.

Square metres matter far less than orientation, how the plan responds to the slope, and where the light lands through the day.
