New Neighbour NZ

New Neighbour NZ Building high-spec, affordable, modular homes up to 2 storeys. Currently on our second build.

31/03/2026

Second floor of the 200. Three bedrooms, two bathrooms and a media room up here. This is the bit that I love about two storeys - the kids have their own world upstairs. Main bedroom has its own ensuite, media room means they’re not taking over the lounge, and you’ve got a proper bathroom for the other two bedrooms. It’s a lot of house for $560k. newneighbour.co.nz

Meet the ground floor of The Flounder 🐟 210sqm, 4.5 bedrooms, and a layout built for living. The downstairs is all about space and flow — open plan kitchen & living that spills outside through two full-height sliding glass doors, a private office, spare bedroom, bathroom with a proper tub, and a laundry. Great bones. First floor drops tomorrow.

The 200sqm layout. 4 bed, office, media room, 3 bathrooms (one with a bathtub), gigantic kitchen/lounge downstairs. $560k, same $2,800/sqm. Downstairs you’ve got a bedroom, office, bathroom with bathtub, laundry, and a properly big open-plan kitchen and lounge. The kind of space where you can have people over and not feel like everyone’s on top of each other. Upstairs is three bedrooms, bathroom with shower, ensuite off the main, plus the media room. Designed for families who want proper space but don’t want to spend $800k or more. Timeline is 14-18 weeks from consent to keys. Full inclusion schedule on newneighbour.co.nz

What’s it like living in one of these? Honestly, it’s a bit boring in the best possible way, because nothing really goes wrong and there’s no dust, no draughts and no drama to deal with. Everything just quietly does what it’s meant to do.

Now that we’ve lived here through a full summer and a full winter, we feel like we can properly comment on how it performs. The house holds its temperature incredibly well, so in winter it genuinely feels warmer inside than standing out in direct sun, and in summer it feels cooler than sitting in the shade of a tree. Once the temperature is comfortable it just stays that way, without us constantly adjusting heaters or opening and closing windows to try to get the balance right.

The air feels clean, the rooms feel settled, and over the past year with the kids here there haven’t been any surprises or issues to fix. It’s just steady, calm and easy to live in.

If you’re curious about what that actually feels like, you’re very welcome to come and see it for yourself.

After a bit of a break (moving in and new projects will do that!), we’re thrilled to share the final interior photos of our build!

The house is magical, we love how warm it’s been on winter nights and how cool it stays as summer rolls in. The biggest cause of temperature change is the light (and radiant heat!) coming through the windows since the insulation works so well. We’re thinking about adding a few eaves for the hotter months, but now that the sun’s higher, it’s barely shining directly inside - a win for keeping things comfortable!

We’re also busy with new developments, currently in the consent process for two two-storey homes. It’s exciting to be taking everything we’ve learned from this build and applying it to the next. Every stage brings new lessons, and we can’t wait to share more progress soon!

This is a roof block! You need 2 roof blocks per floor block with the gable roof, and they are attached to a ridge beam down the central spine of the house; this block provides a 42 degree slope that is amazing at keeping rain off and with the 20 cm of insulation inside, will keep the house nice and cozy

It’s beginning! Slowly. We had a scheduling mishap with some of our joists - they should be here Wednesday. Today we laid out the Polythene, which is a ground moisture barrier that should keep our crawlspace a little bit nicer to work in.

Tomorrow is bearers and Wednesday will be joists and council inspections!

Hey I’m Lachlan! I’ve been back in Aotearoa for 18 months now, working on building a sustainable, affordable housing company. We have one garden studio under our belt and are just weeks away from starting our first consented home.

Our next project is shaping up to be two 2-storey builds, which should be a fun challenge for our structural engineer and council to wrap their heads around!

We are ready for customers, so if anyone in the North Island of New Zealand is interested in high quality, warm, dry, affordable housing, give us a buzz!
