At BAY Architectural Studios, we believe that design has a deeper purpose. It's not just about buildings; it’s about people, whakapapa, whenua, and creating a future that uplifts generations.
One of the most rewarding parts of our mahi is working alongside whānau, hapū, and iwi to develop papakāinga housing on Māori land. But we don’t shy away from the reality: this journey is not easy.
Every papakāinga project brings its own unique set of challenges — from navigating complex land ownership (multiple owners, succession, and whenua Māori trusts), to securing funding, infrastructure limitations, and aligning with local council rules. Each iwi and hapū has their own kaupapa, tikanga, and vision for their whenua, which must be honoured and reflected in the design process.
But despite these hurdles, the why is so much greater than the how hard.
Papakāinga isn't just a return to ancestral land — it’s a return to connection, community, and cultural resilience. It's about building real homes (not just houses) for whānau, warm, safe, affordable homes that serve as a launchpad for intergenerational wealth and wellbeing.
We’ve seen what happens when tamariki grow up close to their nannies, when kai comes from the backyard, and when the whenua is cared for with love; that is real prosperity.
At BAY Architectural Studios, this isn’t just a line in our brochure — it’s part of our purpose. We’ve spent years developing papakāinga housing projects, and we’ve built trusted relationships with the key players: planners, surveyors, legal experts, and funders — to help whānau turn their dreams into a reality.
